Detached on busier road or end of terrace somewhere quieter

Me and DC post divorce, houses same price, same bedrooms and receptions, garden and parking. Detached will need a bit of updating but nothing significant.

We’re in rural detached now and can’t decide…I prefer the location of the end of terrace but the guaranteed peace inside the detached (and not to have to worry about our noise) is also a big draw.

Thoughts please?

I would never want to live on a busy road so I would choose the end of terrace somewhere quieter. But everyone has different priorities and things that bug them.

Personally I would go for the end of terrace but it depends how bothered you are about possibly hearing the neighbours a little bit. I lived by a busy road and didn't enjoy it, I had to constantly ignore the noise and there was thick dust that built up.

Just to clarify the road isn’t really busy, just busier than where we are now, and definitely busier than the end of terrace.

Depends f end of terrace has right of access for other houses across the back If so wouldn’t touch it. Otherwise go for best location

Definitely detached for me. You will get used to the road and it will be less annoying than a neighbour.

How busy is it though? Local traffic or juggernauts?
Either better for getting DC to school?
Which would resell more easily? All other things being equal, that would be my clincher

are there other factors that differ between them? distance to school / shops / friends etc?

If one is walking distance to the above and the other is a drive, I'd always go for walking distance.

We have moved to a bigger house on a busier road from a cul de sac. I hardly hear the road as our main living space is at the back of the house and we have double glazing. Cul de sac was annoying for parking and people turning in our drive.

I’d go end of terrace I think, so long as we had back access. Unless I really
loved the detached. We aren’t bothered at all by noise from our semi.

You’ll get a load of posters saying detached above anything else though. People seem to feel really strongly.

It's such a personal decision. Detached has never been a big deal for me, as a family of 5, we make a fair bit of noise but nothing drastic and I think we'd be unlucky to have ridiculously noisy neighbours. For us, internal and external space is more important.

Do you have a reason to need quiet? Do you need access to rural walks? Do you have a cat? I'd never live on a main road if I had a cat or a dog.

Which is most convenient for day to day living? Now you're living as a single parent, I'd imagine convenience and proximity to amenities may be more important for you and your kids. I'm not sure I'd want to live rurally as a single parent household.

I'd just follow your heart.

Having experienced noisy neighbours in the past I would go detached every time. If you end up with a noisy neighbour in the end of terrace you will not be able to escape them. Definitely go for the detached. Until you have experienced noisy neighbours you can’t truly grasp how invasive and soul destroying it can be.

Detached on a main busy road every time, there is nothing worse in my experience in hearing neighbours and having to be considerate of your noise to them.

I love our detached house, it's on a medium busy road, (10-15 approx cars per minute) bus route (x1 bus) and near our local small town high street. We're about 10metres from the road and hear very little traffic noise. That's far better than the constant noise of neighbours so I'd be detached, I'd get triple
Glazing / noise reducing plasterboards etc if needed

Really depends on the kind of road. If it's just constant car motion that doesn't bother me at all, I find it quite comforting in some way. But if it was stop start, pedestrians etc it would be more intrusive.

Just moved from a quiet ish semi to a detached by a very busy A road.

The freedom and privacy of a detached is amazing. I don't regret it

Having a detached house doesn't mean you have a detached garden unless you've got a few acres.
Neighbours could have a hot tub and party for hours, or a set of drums in the shed, or CCTV cameras trained on your space.
We're on a bus route through a village and opposite a school so it can be very busy at times but it is quiet at the back. I wouldn't live on the A road through the village though because it's constant heavy traffic through to the nearest motorway and I like to spend most of my time outside.
We're in a semi next to an elderly couple so don't have any issues with them but some of our other near neighbours have got dogs which can be a pain so it doesn't follow that a detached is better for those reasons.
Will second PP's comment about right of access though. Don't touch it with a very long bargepole. Our first house had this and it was a nightmare.

Depends on access I suppose. I'm in an end terrace now, we have a drive and side access at the end of the garden, from the street. It's the same as living in a semi-detached, which is what we're currently about to move into. I've not had any issues with neighbour's noise - thick, sturdy walls certainly help that.

Depends on the layout of the property, we live in a detached property on a busy road,but it doesn’t bother us as at all, we are usually in kitchen/breakfast room at the back during the day, by the time we use the lounge in the evening there is hardly any traffic, we have a long drive, so it really isn’t an issue. I would go for detached every time, though, we have lived in detached properties for over 20 yrs now, much better IMHO.

Yes how busy is busy? It can be quite subjective. But I would say definitely detached if it’s not too busy.

Similar here - the road's not insanely busy but busy enough there's a bit of queue sometimes at peak times for traffic lights further along. We barely notice it anymore - you don't hear it in the back garden and the house space makes a huge difference to us.

However lovely our cul-de-sac neighbours were - we lived right on top of each other and everyone ended up knowing everyone's business which got very stressful at times (the lockdowns were hell).
