Major ground stability risks

we have made an offer on a property in Chatham Kent and we have received the Report It Says>
"The British Geological Survey provide information about the risk of six major ground stability risks in the UK. We have checked the risk in the 5km2 area in which your property is situated.
This property is in an area where a significant risk of CollapsibleDeposits, a significant risk of SolubleRocks, a moderate risk of ShrinkSwell has been identified. You are strongly advised to order a full GeoSure report and should consider strongly a full survey if this identifies risks to the specific property.

Its a bungalow on a hill with retaining wall built in 1940s. I have not done any survey yet But will go for level3 but it looks like need a GeoSure Report too.

Shall i go ahead with the purchase or just leave it!

Any help will be highly appreciated.

Well,surely you can’t decide that unless you do the survey?

Is there any clarity on whether your exact plot, within the 5Km2 is at risk? If it’s an Km away I wouldn’t worry. But if they don’t specify, I would want to know.

How much is the full survey?

thats a huge space though, 5km square. Only the survey can say if there is a risk, hence why it’s been recommended.

It’s 80 years old, and still standing. As long as there’s lots of other properties in the area, and your one is not covered in cracks, it’s nothing to worry about.

How much is the detailed report? If it's like a small percentage of the houses value it will be worth it. If it's many thousands it could be difficult out to decide.

Could the area it's in mean you can't get buildings insurance for subsidence?

How hard will it be to sell?

I don’t think it’s much it’s just access to data, but could be wrong.

Detailed report is about £ 324 from British Geological Survey. I have looked at the insurance and seems fine with the exact address.

I don't think I could live with even the smallest prospect of a sinkhole opening up under my feet.

Chatham is known for sinkholes by the look of it. I just googled and it came up with a number of news reports.

For the sake of £300 odd I'd pay and get the report. For peace of mind and for later selling the house.

If the whole area is like that then people probably know about it so it's not a surprise for locals that this type of thing is mentioned.

We are like that with mineshafts where I live. You get the report and go about your business knowing your house is likely ok.

But if that would worry you then you'd need to move further away from the area by the sounds of it.

Any locals ex-locals on here care to advise if it's an issue?

It sounds like a risk to the whole area op. Sometimes reports make things sound very dramatic. My house is built on a fault line apparently, I wasn't worried because at worst earthquakes in the UK make your windows rattle.
