Extra 400-450 rent, is it worth it?

We are currently in a 2 double bed private rent. Have 2 under 2, boy and girl. In a year our landlord will have a 3 bed available.

3rd bedroom is a single like tiny box room.
Other 2 rooms same size we have now except main room has ensuite.

Downstairs same size we live in now but little extra room in kitchen and has a cloackroom we don't currently have.

Garden same size.

Have 2 parking spaces instead of 1. But currently we have a private carpark so can park 2 cars.

In a year i will be back to work (will be back part time in couple months, but a year basically full time)

So can afford it, but will feel the same financially as we are now as rent is 400-450 more.

Do you think its worth it? For those of you with 2 kids, even if one is in a tiny room is it worth them having own space and not sharing?

Property here is gold dust, so its really only option. Its expensive and places rarely come up. It has a very good school that is oversubscribed so living in area is only way route for kids to get in.

Would you stay put? Or move? I'm stingy 😂 so hoping you can advise if we will feel benefits and i wont have regrets.

You're looking at £5k a year extra there and I don't think thats worth a box room and a cloak. I would save the cash (or have some fab all inclusive holidays), your babies are so close in age they should share a room quite nicely, the downstairs cloak would be useful for potty training but we don't have one and have managed.

But ultimately its up to you, are you bursting at the seams in your current place where a bit of extra room would make a massive difference?

I think the only benefit you have listed there is schools but I don’t know what your current options are like.
Do you ever plan to buy? If so, I’d stay put and plough that money into saving for a deposit.

Not at this age. Sharing is fine. Actually can be really positive.

They'll need separate rooms when older, for privacy, but by staying in the 2-bed for five years you could save £25,000.

Move. You say property is hard to get. You will appreciate more than 1 loo the most in a few years. The kids don't have to have separate rooms - the box room can be a home office if required. (This is if you intend it to be a long term solution).

If you plan to buy - save the extra money for a deposit and live in smaller house.

My youngest two sleep in the same room out of (their) preference.

I would stay where you are and save that £400 each month. The kids will be fine together for another 3-4 years. That could be almost £20k saved up by then!

I’d share and save the £450 a month. Are you saving to buy? An extra £5k a year would make a big difference to a deposit added to what you’re already saving.
