Extension/attic conversion

What's the best to add one extra bedroom to an existing house? There is scope for both. Basically looking to add an additional bedroom with a shower suite for my older son. Never done this before so any rough figures for cost would be great? It's an ex social house in region of 110k to buy.

We added a bedroom and en-suite (full dormer) and a small bedroom at the front, in late 2020. SE England. Cost 45k plus vat. I think we were lucky as material costs were just staring to soar when we finished.

I'm just wondering about the exact same thing OP! Also ex social and about £120k. What puts me off is the sloping ceilings, i hate them a lot. In my house there's also a filled in cellar which I'm eyeing up as an alternative.

We did a loft conversion, one large bedroom, full dormer. We kept a little hallway outside the room to lead to the small storage space and have a full double shower room accessible from the hallway (don't like ensuites and wanted everyone to be able to use it).

Good spec, south east in 2001, was around £50k all in.

Thank you for all replies. I'll have a budget of 20k so maybe it's outwith reach. I've seen local companies advertise for anything between 5-15k and it includes everything apparently. Must depend on the type of building. I am hopeful for a space for my son or myself.. it's a two bedroom but very big. And of course I need three bedrooms 🙄 The market is awful right now

My colleague did his last year and it cost him 70k in South West.

I'm not sure £20k is enough. What about repurposing a dining room, conservatory, outbuilding?? Informally.

Maybe the outhouse might be a better idea. An attic conversion seems cheaper than an extension

We added 1.5 rooms really. Our room is a dormer so doesn’t have sloping ceilings, but my sons at the front, does.

Do you have good height in your loft? Do any of your neighbours have a loft conversion?

I can’t see how they could do a full conversion for 15k. But I guess if the value of the house is 120k, you aren’t likely to be paying 50k plus as it just wouldn’t be worth it. But building materials will be the same, so how does it work?

I think for me a compromise might be a loft room rather than a bedroom. It's called a roof light extension so it's just having velux windows put in. And I'd put an extra shower room elsewhere.

Think the loft conversion might be better. Maybe in future could add on to downstairs too. Does anyone know regulations regarding: bedrooms? There's only one toilet/bathroom just now. If there are 3 or more bedrooms do we need another toilet facility?

Could you take down the walls between the existing bedrooms and reconfigure the walls to turn in the 3 reasonably sized rooms rather than 2 big ones?
