Selling house privately without an agent

I am in the position of selling my mothers house. We have Probate. 3 neighbours have shown an interest in the house. It is in a lovely area, private and quiet but near to a popular town with excellent schools. We have had 3 valuations. It requires modernisation and lends itself to being extended and has a large garden.

Has anyone sold without using an agent and if so how was the experience. We are very on the fence about what to do. Thanks.

I'd definitely wait to hear what their offers are before making any decision.

In a situation like this though, where I assume nobody risks their onward purchase falling through, I'd swerve the EA. They're mostly useless, apart from hurrying things along and keeping a chain together and this shouldn't matter as much to you with it just being a sale.

You don’t need an agent. Get a good local solicitor, they do the majority of the work anyway.

Appointing an EA when you have three potential buyers is nuts!

( I used to work as a conveyancer, private sellers were common)

Was just going to say the same @AgreeableDragon . I did 6 months conveyancing during my articles and the Solicitor really does all the work and for a tenth of the fee the EA would get.

We sold a house without an agent to friends in the early 2000s. We're still friends!
It saved us commission and them the possibility of a bidding war.
I can't recall any snarl ups
