If you had 200k to spend in Liverpool, what would you buy?

We’re in the early stages of looking at property in Liverpool and have a budget of around £200,000. We have 2 DC so would want a 3 bed, possibly with the DC having to share and using one as a home office.

We’ve been looking at Crosby/ Waterloo but I’d be interested to see what others would go for a why? We don’t really have a clue!

Have you considered Salford or areas closer to Manchester than Liverpool?

I think we’d rather be near Liverpool.

I moved to Waterloo from Cressington last year.
I’ve kept my kids in school down in the South, local primary not nearly as good as where they are now.
The secondary the eldest 2 go to doesn’t use distance so not a factor. I’ve heard similar from my neighbours about the local catholic schools but I would have been happy to send my kids to chesterfield (we do cadets so mix with a fair few kids from there).
In your position I’d be looking around Garston/Halewood (but not Speke) - some good primaries if you can get within distance and a couple decent catholic secondaries in the area - my kids have got friends at St Julie’s and Bellerive and all doing well.
Plus getting to Salford is a lot easier from there! I actually miss the Knowsley expressway

Liverpool in general is a great place, don't get me wrong, it's just the North areas of Crosby/Waterloo/Litherland have issues with secondaries ime.

West Derby is lovely but be careful as some parts carry the L12 postcode but aren’t great areas (Cantril Farm being one). I think you get a decent amount for your money in West Derby but you mentioned being priced out there; could you afford a doer upper? I know someone who lives there and their house is probably somewhere between £225-250k so I imagine you could get a 3 bed semi for around 200. Crosby is similar prices I think!

We live in South Liverpool which is beautiful with far better schools and amenities, but very pricey (£300k plus for a small semi). I can tell you where I wouldn’t live though - and that’s the North End!

@greasypolemonkeyman burscough is much further than 15-30 minutes drive and there is no direct train either. Also, don't move to skem whatever you do.

We’d probably only move to West Derby if we moved into DILs house. It’s lovely and I like the area, although it’s a touch bland. We probably couldn’t afford something as nice elsewhere but I have other concerns, outlined above.

Crosby is much pricier. I know OP linked to one for £190k but I wouldn't want to live on that estate. The secondary schools have definitely declined. But I'm a lifetime north ender who has spent along of time in the south end, but I prefer the north.

If you want amenities, that is a good area for them! The train will be about 25 mins into town, the beach (and a nice but frequently windy park!) in walking distance, some nice restaurants along South Road (I'm partial to the Mexican place). The Eden cafe does good coffee, too. The Plaza cinema is a gem of a building. Traffic up and down the A565 during school run hours and start/end of working day can be a nightmare, so you'd need to plan around that.

I don't live in that area so can't speak to the neighbourhood itself, but I spend plenty of time in the area for other reasons. Feel free to PM me if you want to talk more about it.

I live in one of the roads very close to there. Knowing what property has come up and gone in surrounding roads it’s a good price. That road is under a CPZ which might sound like a negative…. until the sun comes out and half the population of Sefton wants to park close to South Rd/the coastal park. Trust me you’d be glad of it then!
Local primary to there is a bit meh, apologies to anyone who’s got kids there but I just didn’t get the same vibe as I do from my kids primary.

Train is 16mins into Moorfields, bus takes about an hour 🤣 but there’s a stop on Mount Pleasant and they’re very frequent. Local supermarket choices are a bit limited - the co-op keeps an odd range and sainsbos up at Crosby feels like such a trek. Lidl and Aldi are not walkable.
We love it here though, South Rd is brilliant - we spend a lot of time in the spoons and have yet to have a bad meal in any of the restaurants - we are spoilt for choice!

I live in Crosby/waterloo. Firstly it is Liverpool - we are in the council of Sefton but part of liverpool city region with Liverpool postcodes.
Regards to schools, there is one in particular I know isn’t great but the rest are fine schools with good ofsteds.

£200k in these areas aren’t going to get you much though. Maybe Waterloo but not Crosby.

Great bars - the Volly, Old Tap, Paul's Bar and more. Loads of good restaurants and cafes. Great greengrocers on south road and butchers and cheese shop on St John's road.

Local non league football club Marine are in the play off final on Monday for promotion. Match days at Marine are great if you like footy.

I only moved to cohabit with my partner in another area. I miss Waterloo and Crosby (though I do go back) and miss being a stones throw from the beach.

Thank you, that sounds like the kind of thing we’d like. We moved here from an area of South East London that we loved, we could never afford to go back but we miss that local community feel and being able to walk to things but go into town when we want without it feeling like a trek.

Thats West Derby. This estate is pretty quiet. Most schools within the area are rated good.

Thank you, if we were going to move to West Derby we’d stay in DILs house. With our head on it’s a beautiful house and probably better than anything we could afford but I don’t think it would be what we’d have chosen and I don’t think in my heart it could ever feel like mine.

@Whitershadeofpale my former neighbour moved from north London where she had a very active life but wanted a different pace. She spent a few years researching places up north and visited Waterloo many times to help her decide. She settled on Waterloo and absolutely loves it.

We’ve spent a fair bit of time there but it’s usually evenings and weekends, which obviously isn’t the same as living there so it’s great to get insider views.
