Preparing for a survey

Hello, I am selling my house, and my buyers are likely to book a survey as they are nervous of hidden costs. I didn’t bother when I bought the house, and I’m also not getting one for my onward purchase (it’s only a couple of years old), so I don’t know what to expect.

my house is a mid terrace stone house built in the late 1800s with the original roof, no extensions. I’ve had zero bother with it in the ten years I’ve had it, everything I’ve done is cosmetic. Double glazed, fairly new boiler, etc.

my buyers have already pulled out of one sale due to concerns over the survey (they’re not FTBers but don’t want to do work to the house).

what can I do to help this go through without issue? Did you touch up paint? Do I need to get the electrics certified? I have the boiler serviced every year so I can give evidence of that. The wood burner was installed professionally and gets swept every year, I have that info. I have smoke and carbon monoxide alarms.

are there any easy wins you’d recommend?

You don't need to do anything. The surveyor isn't there to comment on the quality of paintwork (unless it is peeling or stained in a way that suggests a damp
issue.)
