Leak in rented flat

Hi all,

I’ve been in my flat alone for 6 months now and never had any issues up until Sunday when a random leak started in the bathroom!

It poured from the spotlight heavily for around 5 mins then took about two hours to completely stop and even tripped the electrics. My letting agent don’t have an out of hours service and I tried my upstairs neighbour but no one answered. I think I missed them by a minute as someone was walking down the stairs as I was at the door.

I’ve emailed my letting agents on the email for emergencies but no one responded all day so I phoned this morning. The woman was quite abrupt and just asked for who managed the block. She just told me it would be investigated and that was it.

I have then come home from work this evening and the leak has happened again from the same spot and once again my neighbours are not home.

Can someone advise what to do as I’m really worried about it getting worse and it doesn’t look like my agent will sending someone out to look.

Put a note in your neighbours letter box? They need to stop using whatever is leaking, or put a bowl or something under it, until It can be fixed.

I have put a note under their door today, I’ve noticed the water is slightly yellow tinged so I fear it is a toilet leak

Do you have the number of your landlord to call in emergencies? It should be on your tenancy agreement.
Also next time you speak to the letting agent, make sure you get their out of office emergency number for the next time something like this happens.
Have you spoken to your neighbour to let them know they keep flooding you? Are they leaving a bath overflowing or a tap on? If not there might be a plumbing leak that will need to be investigated.

I have checked my agreement and there’s no details for the landlord, every goes through the letting agent.

i have tried the neighbours but no one answers, only thing I have done is put a note under the door explaining the leak.

im not sure if it’s a bath or a toilet issue as there has been a strange smell from the water.

I'd go in to see the agent with a little video of the problem. Water and electrics don't mix. It is dangerous and needs sorting out immediately.

The leak has now stopped from the light but when I came home today I can hear water running/dripping from upstairs. But no leak in my bathroom. Not sure if this is still concerning?

It did stop until this afternoon when it started again. Going to chase my letting agent as the upstairs neighbour has now gone out again.
