To fix or not to fix

I’m looking to put my house on the market in about a year or two (max), however my home is in need of repairs. I’ve always wanted to move but the situation has never allowed.
I think if I was staying put I would
do complete rip out and new everything .
but I’m sick of living like this.

what needs redoing-
windows whole house (mould around windows and handles broken but the windows are not drafty, oddly) but do look dated white frames black edging iyswim.
roof (no leaks etc at the moment but i think will need doing in about a year or so- needs some tiles putting back , lead doing around chimney and a bit of pointing) the roof has never been changed and was built 1940’s.
kitchen - really dated. Think black worktops and flat front faux pine effect cabinets 🤢.
the bathrooms are both in working order again just need updating
whole house repaint
upstairs re carpet and new skirting on stairs, landing and bedrooms
new doors throughout whole house
full house new radiators
new fence, rip out the wooden garage and shed and do a garden room across the bottom of garden - if I stayed only)

so yes, whole house 😂

what’s bugging me the most?
the windows the windows the windows. Due to the mould. I think the mould is in part because I now work full time and the house isn’t getting aired as much a so had previously? They have no vents.
They also look obviously dated compared to neighbours (the white frames with the black edging)
The roof (I don’t know if I’m fixating a bit as I see all flaws - tiles moved, pointing , lead coming off chimney etc)

Then the kitchen.
i worry if i did just the kitchen it would almost highlight how old the bathrooms were. 🤷‍♀️

i keep going round and round in circles.
my house is bottom of the chain house so I can’t chuck all money at it as I don’t think I would get the money back, but I’m itching to get something done/ I can’t keep neglecting it! (I’ve been wanting to move ever since I moved in and now so many years have passed!)

My question is which of the repairs/ replacements listed above could I recoup the money within 2 years??

I’m so frustrated with myself!

any helpful advice ?

The windows because the state of them will put a lot of buyers off, especially with the mould. And replacing them will make you feel better about the house in the remaining time you are there.

I wouldn’t bother replacing a kitchen or bathroom at this stage. You may not recoup the money you spend on them and buyers may not like your taste. Better to sell the house at a lower price and let them put in their own new kitchen & bathroom.

I would speak to a couple of local agents about value in its current state vs a cosmetic tidy up - repaint, new carpets, possibly paint or replace kitchen cupboard doors, replace the fence, tidy the garden. Remove the mould and clean the windows, replace broken handles and any blown panels. I would expect the roof to come up on a buyers survey so I would factor the cost in when pricing the house rather than having to renegotiate the selling price post-survey.
I can’t imagine you would recoup the cost of any bigger jobs such as new kitchen, bathroom, roof…

If the mould is just from poor ventilation, would it make a difference to open the ones in the affected rooms for half an hour in the morning before you leave for work whilst you are getting ready?

I agree with the other posters. Get the windows done and get the roof repaired and don't bother with anything else.
