How do you pull out of a property?

Do you just inform the estate agents and tell your solicitor?

Is that it?

Still going through with my sale but would need to find another property asap as my buyer is eager to get in, but is living with family so I do have some leeway.

You tell your solicitor to stop working on the sale. Then call your agent and say you are no longer proceeding. What's your reason?

I just emailed the relevant estate agents and emailed solicitor to stop work and send me the bill. It's been three days and I've had no response from the solicitor, the estate agent I was buying through just accepted and put the house back on the market within minutes. The estate agent I was selling through was on the phone very quickly and desperately trying to find away to keep the sale happening - and I have no idea if he's actually told the buyers or not even now. So it's not as immediate and easy as one would hope.

I would tell the EA first just in case the situation can be resolved (I read in the other thread about the damp issue and saying you are pulling out may be the wake up call your seller needs that the damp is HER problem to sort out not yours).

I would also tell your solicitor not to incur any more expenses on the purchase as you are probably pulling out. That is it.

I have told the EA that I will have to pull out if the work proves too expensive - in fact I have no money left really and would have to borrow money in order to do this work.

My own sale will still go ahead hopefully but he won't be moving in anytime soon sadly.

That seller doesn’t deserve to sell her property with the lousy attitude.

Did you try to negotiate on the price of purchase to cover this new cost?

We're not quite at that point yet. The vendor refuses to acknowledge that there is anything wrong up to now, hence why I have a builder/damp person going out on Monday.

If she lowers the price it will be a miracle. The house had been on the market for nearly 6 months and was very over priced, she reduced it by £5k the week before I offered.

Her estate agent told me she had a fixed price that she would accept and she wasn't going to budge.

If your damp person on Monday confirms rising damp internally you can only have the costs estimated and either ask for the work to be done prior to sale, or a revised price that allows you to get it done.
Her agent may have told you she won't budge - but I guarantee that once the problem is confirmed and properly costed - that agent will try hard to get the seller to see sense. If they don't they know the problem will likley rear its head again with the next buyer. They want the sale to go ahead this time, not have the costs of starting again.
Sometimes though sellers are prepared to shoot off their own feet and if that becomes the case it's time to move on to looking for something else. Good luck.
