How would you reconfigure

Hi everyone,

Just exchanged on this property and me and dh are disagreeing on how to change the layout.

We will be turning the dining room into the lounge and knocking the other 2 rooms together- there is a supporting wall between them which needs to be taken into account

Ideas so far- make the back wall of the kitchen full units (no work top) and then have the other side as a worktop and cut through the wall to make a window (like a breakfast bar) so that I can see the children whilst cooking and they can play in the garden etc

Pull the wall down- obviously getting a builder to do it and make sure its structurally safe, making the kitchen slightly narrower by having the back wall with units and putting an island in the middle,

Last idea is knocking the wall down and putting the kitchen long ways from the kitchen door down and an island facing the same way (hope that makes sense) but we would lose the fireplace

We will be putting a toilet under the stairs, so unfortunately can't pull the rooms too far back as the toilet would open straight onto the kitchen

I would go with removing the wall and adding the island, as long as that gives you enough storage. You can extend the worktop over the island edge to create a breakfast bar.

I don’t think the space is big enough for an island as you have drawn it. You need about a metre either side of an island as a walkway

Personally I would have the kitchen on the left hand side of what is current the living room, with a big island in the centre, then a dining table by the fireplace and little snug/utility in the current kitchen.

This is an excellent idea- i wonder how easy it would be to move all the pipes through as I'm not up for digging up the foundations (and neither is my bank account) 😀

Is the fireplace in use?

you could get 1 plumber to move pipes

I'd prob do this. Might be easier for pipes etc. create a laundry/ loo and then units to the right back wall and along the right wall with island in middle,

@elevens24 the problem with that is the side door unfortunately! I don't want to lose the door as it leads to an undercover car port which will be amazing on rainy days with the pushchair/ dog/ children

Here's what I would do. I would move the current wall between the kitchen and living room back to be in line with the side door. I'd line put the kitchen on the living room side, with a peninsula that has a hob/sink in so you can look out to garden. If fireplace isn't in use I'd block it up and put dining table there and a sofa to the left side of room. If fireplace is in use I'd make dining space in left and maybe a couple of chairs for fireplace.

Part of the old kitchen could become a laundry space, with direct access to your carport to hang washing out.

The current dining would become your lounge.

I think this would be the most cost effective option as only 1 wall down and the current water/electric layout isn't moving far.
