Searches not ordered after almost a month?

We accepted an offer on our house on the 23rd of March and had an offer accepted on our onward purchase.
We’ve had our mortgage approved and sent off the searches for our onward purchase but our buyers have not ordered searches on our house yet and we’ve also not received any enquiries.

We had a surveyor from the mortgage company (e.surv) come round on Monday morning and we’ve not heard anything since and I’m getting a little worried.

My estate agent is about as much use as a chocolate teapot and I don’t think he’s spoken to our buyers even though I’ve chased him a few times and he just keeps telling me to stop worrying and that I’m ‘manifesting’ something bad happening.

My solicitors have chased it up but we’ve not heard back yet from their solicitors.

Is this normal timeline wise? They’re FTB if that makes any difference. In the offer they said they wanted to move within 2 months and were almost a month in and not much further along than we were from the beginning. This is my first sale so idk whether I’m unreasonable expecting things to be moving a little quicker.

They're first time buyers and they were wanting to move within two months, I'm just wondering whether they know how long searches take as I was clueless when I first bought

Make your estate agent do the work you are paying them for

They need to call the buyers and find out what the delay is

They have done something, they have applied for a mortgage and paid for at least the valuation survey on your house. You won't necessarily ever hear anything back about that survey as it is not something routinely shared with the seller. They will probably only talk to you about it if it has uncovered lots of red flags on your property in which case they may try to renegotiate the price. So in a sense, no news is good news! (although too soon to say if the survey was only done on Monday)

This is the answer I was hoping to hear! I'm so worried about them pulling out and I'm just dying for them to order the searches as I feel like when there's a bit more money invested I'll feel a bit more confident things will be going through.

To be honest, you're right, I don't know for certain. All I know is that we've not had any enquiries from their solicitors so I've presumed that the searches haven't been ordered. Our solicitors have chased and not heard back.

Our searches took 3 weeks to come back, so it's very possible they've ordered the searches and are either waiting for responses or waiting for their solicitor to review and draft enquiries.

They may have already ordered the searches but not had the results back yet. Or their solicitor may be a bit slow about making their enquiries.

I would be reassured by the fact a survey was done on your house on Monday, that will have cost them money.
