'Right to Manage' company

We have a leasehold flat which is currently managed by agents. The residents are disstisfied with the agents - their fees are higher than comparable blocks nearby with no appreciable benefit other than a useless caretaker. So the residents are considering a 'right to manage' company. We have had various documents through from a compnay called the 'Leasehold Advice Centre' canassing views. (There are about 120 flats with about 1/3 non-resident like us letting out, hence we have been out of the loop on the planing of all this.)
We are thinking of selling up as we are sick of all the bureacracy invlolved in letting - any views from anyone who has done this as to whether it is worthwhile as we only be involved for a short time?
Also does it get acrimonious ( thinking of some of the residents meetings we have attended in the past...)

It should be fine as long as another management company is put in place. The trouble comes when groups of tenants decide to self-manage and all start squabbling about whether the lights in the communal hallway need replacing etc. Pathetic as it sounds, it is worth having dispassionate management agents who will make fair decisions about what work and maintenance needs to be done and demand that it is done and, most importantly, that everyone pays. It sounds like a big block and with a lot of you letting your flats, you do need someone to oversee it.

TBH, if the majority of people decide that this is what they want to do then your opinion won't make much odds. But, I would say that a well-managed block where a tenant or a buyer can see that they are getting value from the service charges is a more attractive prospect than one where this isn't the case.

We did this on our half of a block of flats, have done a right to manage and now emplot a different managing agency who seem to be gettting things moving at a far cheaper price.

Thanks sounds like that is the ideal solution - my fear was as lll described, epople arguing endlessly over how often the windows need cleaning.
