Quick wins for a quick sale?

I am putting our much loved 3 bed semi on the market next week. Any quick wins to attract prospective buyers? Agent coming on Monday to take photos so need to be quick and inexpensive

Declutter ruthlessly.

Including in shed/garage etc.

Declutter
Clean everything
Paint if needed - neutral colours
Think kerb appeal, tidy garden, hanging baskets etc.
Neutral bed linen
Clear kitchen worktops
Clear any sign of pets for photos and viewings
Remove personal photos

Make it look super clean. And declutter it as mentioned - pack away stuff (you'll be doing that soon anyway). If you have pets make sure there are no smells from them (ask a friend fur the truth as you won't be able to smell it yourself.
Make sure your front door is in good nick and the front looks nice - some bright flowers?
Then there's the price - do not overprice it. Do your own research and look at what houses in similar size and condition has sold in the last six months.

A little bit of greenery if the kitchen looks bland.

Take photos, move to another spot and take more. Move the furniture around and take more.

FGS, put the lid down on the toilet!

hide/cover the bins. there's nothing that screams poor layout planning access more than bins at the front of the house in full view.

Price, the market is tough and if you don't price it fairly to reflect the value it may hang around or not get any offers at all.
The important decision to come to is - what is this house worth in the current environment - and not what do I need or want for it.
If you get that bit right and the property is well maintained, all the rest is just noise to the right buyer.

Price it competitively. It is area dependent, of course, but so many sellers are over pricing their properties significantly and then having to reduce and reduce, which makes the property less desirable to potential buyers.

Apart from that, choose a really good agent who is honest (at least relatively honest!), clean, tidy, use natural light for the photos, good write up to sell anything positive about the location, etc.

Definitely price. We just sold a renovation and asked the agent for two values, one for a quick sale one and the other a test the market no rush. There was roughly a £15k difference between the two. We wanted a quick sale anyway so went on at that figure and received 2 full asking price offers within a week so it worked.

Declutter. Especially anything stored on top of cupboards or wardrobes, they stand out a mile in pics.

Remove everything from the bathrooms except towels and loo roll

Set the dining table for dinner - make it look nice with glasses, placemats etc

Remove everything from kitchen worktop except for the kettle & hide the bin somewhere

Either iron all the bedclothes or buy some nice bedspreads that you can just put on top for pics that make them look nice and smooth

Get to the garden centre & buy some cheap bedding plants this weekend & fill up tubs, planters, borders, whatever you have

Pressure wash the patio and driveway

Get a window cleaner in

Price is the number one to get people even coming to view. Aspirational prices backfire in today’s market.
In terms of the property itself - make it look sparkling clean - windows, front door etc. Touch up any scuffed paintwork, clean grout and silicone in bathroom & kitchen. Declutter - including cupboards. Think about furniture placement to show off the space (eg for a dining table) even if that’s not how you use it.

My top tips :

i) Make sure it doesn't smell awful. If a wave of wet dog hits you as you enter the front door it's not good - first impressions last.

ii) Get as much light in the place as possible. Pull the curtains well back and prop doors open if necessary to get light into dark rooms.

iii) Look in each room and try to pick out the thing that is most manky that attracts your attention and fix it. For example it might be the shower curtain in the bathroom, a worn door handle, a crack in the wall.

iv) Clean the kitchen and bathroom ruthlessly, especially the toilets, make sure they look as good as they possibly can.

v) Make sure the agent knows the good stuff. So for example if the boiler is new, or you are leaving appliances with hardly any wear, or the kitchen worktops are high quality make sure the agent knows that.

All the above is pointless if you don't get the price right. Recently I have seen people price aggressively through OITRO. This means they get the chance for price discovery without the risk. You can price on the low side, and the go to sealed bids if you have lots of interest. Similarly if no one turns up you can lower the price. But the key thing is getting price discovery without selling for less than you can.

Make sure your agent uses decent photos - they can really make or break getting people over the door!

  1. Price reasonably
  2. Declutter - including kitchen worktops, office spaces, etc.
  3. Touch up paintwork if obvious signs of wear and discoloured grouting
  4. Wash windows
  5. Tidy garage and shed
  6. Depersonlise a bit - i.e. not too much evidence of pets/family - to help people imagine themselves living there/putting their own stamp on it
  7. Make the most of your USPS - got an amazing fireplace? Draw attention with a nice plant (flowers are nice, but it is hayfever season!)
  8. Hide anything unsightly - recycling bins etc.
  9. Spruce up the entrance to your home as it’s the first thing they see
  10. Relax and remember that the things that made you want to move in in the first place are also things that will attract buyers now. Good luck!

The price is really the thing that'll get a quick sale. But clear out for the photos, just chuck everything in cupboards or your car.
