Probate granted

Looking at a property this week which looks ideal. It's a probate house, probate has already been granted. Is this now almost akin to 'chain free' or are there complications that can arise/cause delays? Thank you

Yep, pretty much chain free, no particular reason for complications.
Seller has head screwed on, getting probate first.

Only possible complication I can forsee, is, if like a probate sale in my family, several beneficaries have to agree: that possibly could make the process a bit slower ( if they are like my family). But that may not be the case at all, and how reasonable any seller is, is always an unknown quantity.

I would be reassured by them getting probate first, then selling:that's a good omen.

If probate granted, it should be very straightforward. Chain free and quick.

Yes basically it's now ready to be sold just like any other house, with the benefit of nothing higher up in the chain.

It's not up to the beneficiaries, the executor should be the one making the decision. Obviously there could be both positions to consider but if it's a reasonable offer then they would only be fighting amongst themselves.

We sold my in laws house after probate was granted and had a fairly quick sale, only one problem was a Land Registry form needed to be completed putting the property in our names, which added about 3 weeks before we could complete. The other drawback for the buyers was that we didn’t know everything about the house, so in the sellers pack, a lot of questions we couldn’t answer, we knew the boiler was old and had it serviced, so be aware that you are buying as seen.

Thank you! We couldn't offer full asking but could go about 6% below. We are chain free though as sold last year so really hoping that they may just want the house gone now!
