Property has been on the market from June of last year. Probate has apparently been granted.

Let's say, house was 800k, dropped twice and now at 725k
Vendor has put in "20k of work" to rip out old carpets and wallpaper, paint the walls neutral and just tidy things up.
Wants to increase it up to 845k for the tidy.

Roof, dated tank boiler system, neither replaced in at least the last 30 years. Needs a new door and modernisation throughout. It's a clean space so could just move in and buy some white goods and deal with it as is for a while.
Electricals have been rewired recently.

Offered just under 10pc

EA said "there are much higher offers in play at the moment. Would you like to increase"?
So we did - a bit - considering the other factors.

Been nearly a week and have had heard nothing since.
What's going on? Is this a sign we shouldn't buy the house?
It's been on the market so long and I personally thought it was perfect when I saw it during the renovations!

*EA seemed hungover at our second viewing.

What would you do?

Anyway, it's not meant to be.

Well, then obviously the seller is in no hurry to sell.

Perhaps he's waiting for a buyer to hit the 750k-800k mark.

I'd move on, OP. You've offered what you can, and done what you can, and if there is no response, then I'd take that as serendipity and look elsewhere.

Your offer is too low. If you are at your max, it's time to look for something else.

I think your comment here shows somewhat of a naivity for purchasing property - you have offered an amount which somehow makes you think, the house is worth 75k less due to your thoughts on how much maintenance will be needed. Buying does not work like that, it will have been priced taking into account its condition now, not what work may or may not be required in the future - that is your cost not the vendors.

Yes. It's worth what someone is prepared to pay, and the vendors clearly aren't compelled to sell quickly, so can afford to wait for whatever their minimum price is. You may think they should be in a hurry after it's been on the market for 10 months, and you may think they should be prepared to sell at a price you think reflects work still needed, but the reality is they aren't obliged to agree with you on either front.

The sellers inherited the house and therefore are not selling the property they live in, so they're in no hurry.

When buying a house there's very little point in factoring in what work will be needed over the next decade.

Do you want to increase- with other buyers in the field- would mean what is your best and final offer.

Generally best not to view houses unless you can pay the asking price and then hope to get it under that- rather than view houses above what you can borrow. Less disappointment all round.

Technically we were able to afford it until they ripped out the current flooring and did not replace it with anything (would have been about 20k to replace that)

It’s always worth a cheeky offer. House near me was up for sale at £350k but actually sold for £280k when I had a nosy at sold prices on Rightmove!
I’ve just bought in Scotland and paid 4% below the ‘offers over’ price.

Are you saying there is no flooring, as in just the floor joists left?

No, OP is saying there are no carpets, as far as I can tell.

Yes only floor boards left. Ripping out the carpeting was part of the tidy/reno, with no intention on replacing it

That doesn't mean just joists, OP. That just means no carpets. There is flooring.

The problem with the vendors replacing the carpet is you may not have liked it, so you would have had to replace it anyway.

Floorboards can be sanded and then use rugs. Or if you cannot afford to have the floors sanded, just use cheap rugs. When buying a house, it isn't always possible to have everything done, unless you buy brand new. The location and size of property for your needs is the important bit, carpets can come later.
