Would an Artex ceiling in one room put you off buying a house?

I saw that Artex can contain asbestos. I don’t know if this is dangerous to just be left? It’s on the ceiling of the living room, but nowhere else.

Thank you

No. You can get it skimmed. There may not even be asbestos in it. There was a thread recently about this. Will see if I can find it.

Could you leave it and it be safe or would you have to get it skimmed? Thank you, didn’t know there was another thread

No. We bought a house with artex on every ceiling. Still have one left!

IClaudine · 14/04/2024 12:49

This was it. The OP likely didn't have Artex, but there is a lot of useful info. The discussion got a bit heated, oddly enough!

You can leave it. Just be careful about drilling into it.

If left in place it's fine and not doing any harm.
You can get it skimmed over if you want it smooth.

I had all ceilings which had artex pulled down during a properly renovation. Read about specialist companies doing it and costing a fortune... my building team just put masks their on, pulled them all down on day 1 of the project and put them into the plasterboard skip.

Living in an early 80s house, all our ceilings have artex. it is ugly and attracts dust but so long as it is left alone there is no asbestos danger we have been told.

muddyford · 14/04/2024 12:55

The last three houses have had Artex. It's OK as the tiny amount of asbestos in it is inert as it's held in the compound. It causes far more problems trying to shift it. Just get it skimmed if you don't like it.

OP, sorry that thread is not that useful. It must have been another I was thinking of.

Twiglets1 · 14/04/2024 13:12

No, though I would get it skimmed once I owned the property as Artexed ceilings look old fashioned.

PTSDBarbiegirl · 14/04/2024 13:16

According to an expert I consulted its dangerous when disturbed as the dust is created. We lowered our ceilings slightly. Get it checked or ask advice from local planning.

ginoclocksomewhere · 14/04/2024 13:16

Ours had artex in every room- tested it all and none was asbestos.

RichPetunia · 14/04/2024 13:20

No, mainly because every room in my house has it😁.

jellybeeanie · 14/04/2024 18:13

We’re buying a house with one artex ceiling. Might get it skimmed at some point but it’s in what will be DH’s office and he’s not that bothered about it.

fussychica · 15/04/2024 15:17

Half the houses I've owned have had at least one artex ceiling. We've still got two left in this house and won't bother to have them skimmed but we did the lounge, hall and bathroom. Wouldn't put me off.

Ha! I was just about to post the same. God love them!

CaribouCarafe · 15/04/2024 17:58

Didn't put me off! Whole house had horrible ceilings and we paid to get them replaced

billyt · 15/04/2024 20:19

I've just had two ceilings boarded over and skimmed in my Victorian home. They were pretty bumpy, otherwise skim would have been enough.

No big deal and certainly wouldn't put me off buying a house I was interested in.
