Converting 4 bed house to 3

We live in a 4 bed semi house, it’s a 1930s semi so a standard double at the front that DH and I are in, then 2 small doubles…when I say small doubles I mean if they had a double bed in they would literally just fit a double bed & wardrobe. At the moment the kids both have single beds, wardrobe & desks, then we have a standard box room & small bath room.
The small doubles are either side of the small bathroom. We have already done a lot of work to the house and have extended downstairs. We’ve considered extending upstairs but it’s going to be approx £70k which I don’t think we would really recoup as houses where we are do have a ceiling price. We are considering relocating the current bathroom to the box room and then using the bathroom space to make the children’s bedrooms bigger.
Our children are likely to be at home for at least 10 years and we aren’t planning on moving.
I am a little worried about devaluing the house but for us, 3 bigger bedrooms would be better than 4 smaller bedrooms as the box room becomes a bit of a dumping ground. Plus if we aren’t planning to move it’s a not a massive issue.
Has anyone done anything similar?

@Zonder yes we do have that option and when the girls have their friends to sleep over they stay downstairs but I would love them to have bigger, lighter rooms especially the extension bedroom. It almost feels like it isn't part of the house in some ways as it's down the little corridor

@WimbyAce &@Snowonthepeach thanks for your perspective. We don't need 4 bedrooms really as we are definitely not having another child so I'm leaning towards agreeing with this. hubby said he's happy to do it if we can make it work too

I've always looked at the square meter age of houses rather than number of rooms as I don't really care if there's 4 bedrooms if they're all tiny. I'd rather bigger rooms and a feeling of space. But other people do seem to think more rooms in the same space = better value.

This!! Like I said above we’ve just bought a 3 bed instead of a 4 bed as planned. It’s bigger than most 4 beds we looked at.

Update!
Our builder has just been round. He said totally doable and he gets why we would want to do it. He gave us a couple of other ideas too which was helpful. We do need an architect to help us as we will need some steels but the builder is currently between jobs so can fit us in pretty quick. He's going to contact his architect mate to get things moving
I'm so excited!

I would definitely move the bathroom to the current box room, also since it's bigger. But perhaps instead of moving the walls to make the kids' bedroom bigger you could turn the old bathroom into a walk-in closet for them, accessible from their rooms? This way their rooms will be bigger because there will be no wardrobes in them. If there's enough space, you could keep the door to the hall too, and they will have nice access from the bathroom to the closet right across the hall.

I think you said you could have stairs to the loft in that space too. Would it work to have a walk-in closet and the stairs there at the same time?

I know you've already decided but I 100% would do it.
Firstly for your family, what's the point living in a home if you don't have it work for you?
Secondly I (as a potential buyer) am looking at 3/4 bedroom homes and much prefer 3 decent bedrooms over 4 crappy ones.

Yes we are definitely going to do it. I'm excited now. It will make a real difference to the space upstairs. It will be much more open, bright and light rather than feeling a bit boxy.

Just an update....5 weeks later after having to involve an architect & structural engineer, walls are coming down today! Exciting but also slightly nervous to hear all the banging and clanging. Not sure there will be much left standing when they've finished today!
