LVT or tiles for kitchen/dining.

I know this is commonly asked! We have a superb family tiler who is recommending herringbone porcelain tiles for our large kitchen and dining area.

But I love the idea of LVT for cost, durability and look. We do want the herringbone design. I’m feeling a bit pressured by our family member, although I know he’ll do us a good price for tiling and pass on trade discounts. Cost is a factor as our renovation budget is rapidly spiralling.

It’s a large Victorian detached house for reference. We have 15 year old tiles in place now from the previous owner, and they have all cracked and look awful. We also have underfloor heating.

Amtico would be my preference, but I don’t know any fitters right now and I know the fitting bit is vital.

Our tiler will also replace any future chipped or broken tiles.

If money was no object I would go for ceramic tiling. I love the look of ceramic tiles but they are expensive.

LVT is cheap and easier to DIY but of course is less hard wearing and can have fitting issues. The good news is that if the fit is bad you can rip it up and start all over again, probably twice over and still come out cheaper than tiling.

I don't know how compatible ceramic tiles would be with UFH. Bear in mind your previous tiles might have cracked due to the thermal cycling from the UFH. Tiles do not normally have a great deal of compliance for flexing and expansion. Maybe there is some special grout you can use. I have never checked.
