Flakey Viewers?

Apologies if this has already been covered, I'm new to the Property section and we last sold in 2018 so may be a bit out of the loop!
Put our rural, 4 bed detached new build up mid-Jan, earlier than we would have liked but estate agent very confident we'd sell relatively quickly.
So far we've had four viewings. One was a buyer who was also interested in a similar property and went for that one- which was fine.
We've had one person reschedule the viewing four times at last minute. Eventually stopped rebooking and agent things they were using it as "leverage" for another property- I don't know what this means?
We had a viewer who ignored the agent afterwards.
We've just had someone book in for next weekend who turned up yesterday having got the day wrong! I'm really hoping they turn up on the right date as when I played the ring doorbell footage back I heard one of the family members say "I think we'll find it's a lot smaller than the listing shows" which doesn't feel promising...
Just feeling a bit downhearted. Anyone had any similar experiences recently, is this the new norm?

Take comfort from the fact that we’ve had no viewings, so you’re doing far better. Ours is a 4 bed too, ten years old, described by every agent as ‘immaculate’ and the current one said the previous one can’t have marketed it properly. But they’ve clearly done no better.

We want to downsize, so there has to be some money left at the end of it, otherwise there’s no point. I expect we’ll have to reduce it, but only if we can find something with a similar reduction.

Ours has been on since end of Jan and only had 4 viewings too. One turned up half hour early (EA wasn’t even here yet) and asked to come in! 🙄

Competitive pricing is really important at the moment. If your home is being priced for the new costs of borrowing it will still attract interest. If I read your post correctly you have only had 3 views in as many months ? If you really want to sell I would be having a frank conversation with your agent about what price level is required to attract attention. Numbers of potential buyers in a rural area are obviously reduced. After 12 weeks marketing and no offers its likley the price is too high. You also mention you bought it as a new build in 2018. I wonder if you have factored in that it was likley priced at a premium and may not have really increased that much in value. Some are worth less than the paid price for quite a while before used local prices catch up.

We reduced by 10k in March which does put us at a really competitive price now. Similar houses on our estate but don't have the same features as ours so agent is convinced we have the upper hand. I just can't understand why we are getting such odd viewers! But can't afford to drop much lower now which worries me.
