Hi everyone, I can not find the place where this post would best fit nor can I find how to post a new thread so I will write it here and hopefully someone can help.

So basically, this will be for the future not right now. I am a single mum with a child who is coming up to 2 years old soon. At the moment I live with my parents which ideally I would love to have more independence but with the cost of living that is not viable unfortunately right now. I work part time at the moment.

I am looking to move out the area I am in at the moment, which is east sussex. My child's father has contact so I couldn't move miles out. I did out of interest look up north as I know it is much cheaper but it is too far to drive back and forth plus the jobs are very limited from what I could see especially as I want to continue in the job I am which is music teacher in a school. Plus the weather seemed a downfall as a bit deserted perhaps.

So I won't know exactly a budget which I know doesn't help greatly, but it will be enough to buy a small house (2 bedroom) that I will be getting help towards. Around 450k I would say in total. No more.

What's important to me is safety, family friendly, things to do for children, cafes and shops around close by, I do drive but I would prefer a shop locally in walking distance 10 minutes or so for convenience. The other very important factor is to have schools close by and in commute. So therefore I have had a look at Horsham, which looks good for families and kids friendly nice and good commute to london/surrey for potential work.

I am thinking living somewhere with a viable commute to surrey/London I would have more chance of getting a job in a school if lots in reach. Also good schools are a must, just thinking primary for now although secondary too but not so important right now even though I know doesn't come quick!!

Other areas I looked at were Hampshire and Hertfordshire but pricey and also not sure the commute to surrey/london would be viable.

I like the idea lf surrey, I was born there then moved up here when I was 10! But seems too expensive, I did come across the odd reasonably prices property but could have been not in a so good/safe area.

I like the idea of living by the sea, but did look into this with potential flooding, risk of damp/ damage to homes and I have comr across people saying seaside towns are quite rundown and deserted during winter months, plus how crowded and busy it gets during summer puts me off!
I'd like somewhere where it isn't too deserted and isolated

Any ideas forward would be much ao appreciated! I look forward to seeing what people's ideas/suggestions are!

I probably can't help much, but Horsham is a fab place to bring up kids. Lots to do, great schools and very safe. You should get what you want for the budget you have, though you may have to search for it if you're looking centrally.

Horsham was the first place i thought of (before i got to the point where you mention Horsham) I've worked there for many years and it's lovely. You could also look at Billingshurst which has a main line station. Nearer the coast, Rustington, Angmering, East Preston and Ferring to the West of Worthing all have lovely communities and local shops/restaurants/bars. Bit of a trek to London (1.5 hrs ish) Definitely no risk of flooding/damp or damage to houses ! Shoreham to the East of Worthing. You should get a 2 bed (probably 3) in all of these areas for £450k
