Buyer pulled out…..again

so I posted before about our buyers needing more time to decide- after offering and us accepting.
They left us 10 long days in limbo and then finally came back and said they absolutely definitely want our house- they completely love it and started negotiating for our blinds, curtains , light fittings and gym equipment- they wanted it all!
We then went ahead and offered on our dream house, had our offer accepted and all surveys were completed with absolutely no issues whatsoever.
They then sent an email… a bloody email! To our estate agents on April fools day (feels horribly ironic) to say that, sorry, hope we understand but they’ve decided to buy another house. I’m so gutted - our dream house is now back on the market and so are we.
Please send me positive stories of a successful end to these situations, I’m aware they happen often, but never to us before. I’ve fallen in love with ‘our’ new house but feeling terribly depressed that we may lose it after all.

but to be fair… only 10 days so presumably very little progress given over bank holiday too

they can’t be expected to buy your property in order so that you to buy your dream house and let their dream house go

If it's any consolation, this has happened to us FIVE times over the last couple of years. For some reason we seem to attract really flaky or bonkers buyers! This present lot seem fairly solid though - and we think we will complete a month today....

They pulled out once before. The first time they were undecided, left it 10 days then decided to go ahead and negotiate for items in the house. The sale progressed for an indeterminate length of time but enough time for OP to put an offer in, arrange and get a survey on their onward purchase. Then the buyers have pulled out again. They aren’t obligated to buy OP’s house just so they can their dream house, of course they aren’t but it is a shitty thing for the buyers to do to get this far through the process and back track again.

Unfortunately OP, the writing was on the wall when they pulled out the first time and left you hanging for 10 days. You just have to hope you can find another buyer. Our buyer lost their buyer and we waited for them to find a new buyer. We didn’t give them a timeline but we discussed with ourselves and would have given them about 8 weeks before going back on the market ourselves but with an understanding if they found someone and we’re happy to continue, so would we. We didn’t need it in the end as they sold again within a week (last year as the market was slumping). Fingers crossed you find another buyer soon and your onward property is prepared to wait.

you said they “left you hanging” what does that mean in practise?

and how long has passed since they came back and confirmed to 01/04?

Sending solidarity here too. Our house went on the market in the first half of last year. We are now on our third set of buyers and were hoping we would be able to exchange end of April only to be told our buyers buyer is not as progressed as we had been told and in fact hasn't even got a firm mortgage offer. Doesn't help that I'm about to give birth either. It's so stressful and gutting. Made so much worse because it's out of your control.

It’s so stressful isn’t it! Of course I don’t expect someone to lose their dream house over mine- but it is really shitty

Of course we’ve incurred expenses- the house we are buying needed a full survey

no “of course” about it given you didn’t give the timeline from when they had confirmed and you’d had offer on dream house accepted

So sorry to read this, OP. We are in almost this exact position ourselves. Just lost our dream home due to our buyers pulling out at the last minute, giving no particular solid reason as to why. It's really disheartening. Our dream home sold yesterday. The estate agents even called me to let me know. Feels like a kick in the teeth, but I'm a believer that these things happen for a reason! That's the way I'm trying to get myself through the disappointment.

Perhaps something better will come along? X

in fact you seem like you have no understanding of the process at all, so maybe get better informed instead of just adding more ridiculous comments & winding the OP up.

Sorry to hear OP, house buying is such a stressful process. Did your buyers also pay for a survey and so have lost out on some money?
