Am I being too relaxed?

We put an offer in on a house in Jan which was accepted. One thing the seller needed was time which we were happy with but we need to be out of our property in August which we made clear.

It's now April and they still haven't found anything to buy. We haven't been chasing and I said I'd start panicking bend of April/May.

My son starts primary school in sept so I need to appeal schools after admissions date later this month and that's my main worry.

Do you think I need to start pushing more? Friends have also said we should start looking again.

Yes I do think you should start pushing more as it’s only fair to warn them that you do have a deadline and it’s getting close so you may have to start viewing other properties if they can’t find anywhere to buy or commit to moving into a rental.

I do think you are too relax for this. Although it could have a chance to complete in 2 months fast, it's unlikely if there's a chain....
you can't be certain the one the seller is getting has chain or not.

If I were you, I would have looked more even the offer was accepted from the first place.

I assume offer is accepted , but nothing really is going on??( no searches, no survey done??) these take time as well....

My offer was accepted in Jan. same situation as you, but I am not rushing as I have time til next year. The seller said he needs to find a place as well.
He finally found one in feb and now is still in the process of searches.

Normally it takes 12 weeks to complete , but nothing is guaranteed... you are lucky if it could be done by August

You can ask the seller how's the situation, if he can't find anything, will he move to somewhere else etc.

The seller may have a second thought after all these months. They may want to stay in the place as they are emotional attached to it or they just can't find anything or they get a higher offer etc..

Keep looking and pull out if you find another place

We had an offer accepted in October! Our vendors were originally going into rented but they are still there and no signs of moving. So we're actively looking and have had one offer rejected so far. Leave your offer in but definitely start looking. The market seems to be picking up here so fingers crossed!

This seems a common issue ATM as there is very little.on the market. You can ask the sellers to break the chain, but they may not do it. Depends on how much they need to move. I think you need to be very clear with them if you have a hard deadline.

I would also keep looking just in case.

Yes, you need to put a line in the sand now. As it takes about four months on average , they need to commit in the few days, as you would need April to find somewhere else.

quite frankly they are taking the piss.

Perhaps you could ask them to exchange now, with completion on August Bank Holiday.

Ok, thanks all - I'm quite laid back in general but think you're right and I need to start pushing and looking. Survey has been done and our lawyers are doing what they can.

I'll reach out after Easter.

I know she is quite an emotional person as the EA has mentioned it a few times that she's attached to the house. This was one of my fears from the start.

We also did make it clear at the time we needed to be out in August so this isn't new on them.

Yes you need to push. It’s just taken me 6 months to get from offer to exchange on selling. Completion is 6 weeks away from that. Everyone else has been so slow, we answered all questions the same day but others took three weeks to do theirs. Buyers have queried everything in their survey twice and their buyer (who was described to us at offer as having completed the conveyancing) held things up several times wanting cupboard doors fixed and then not having the deposit ready. We were supposed to have moved in February for this year’s school application, it’s been so stressful and we’re hoping that we have progressed enough to have the school appeal panel reconsider our application based on a new address when we are not quite completed.

Definitely push. It took 5 months to move into our house after buying and that was with a very small chain - our house was empty.

Once they have exchanged, the completion date is set on day of exchange, and if they don’t move out on the day of completion, you sue and will win.
