Buying off plan club

Wondering if anyone who is on the road to buying off plan wants to join me in this journey? Might be a long road but hoping to discuss all things buying off plan!

Lived in current property for 13 years and after visiting a the show houses on a new build in a farmers field last week we are taking the leap to move. We really like two of the different houses on offer and the whole build will be complete in around 3 years. We are currently looking at the different locations on the build in terms of view, proximity to grassy areas etc and weighing this up with how long we would need to wait for to get a house on that specific spot.

First time attempting to buy off plan and I was surprised to find out you need to wait until the house is released for sale before you can reserve it. So there might be competition for particular houses and we might miss out on one if someone beats us to it! One of the styles that we like will be available in November .

Current status is that we have our mortgage in principle, credit checks are completed too. Now just waiting to get our house valued and either put it on the market or we are considering renting it out. Again we are waiting for advice on this .

We did this 3yrs ago and having not moved for 30yrs, the whole process was a bit of a shock TBH.

Yes, you need to be (or be very close to being) very proceedable when you reserve however I think the sales team will be fair as long as you show genuine interest and they can see you are doing everything you can.
The good thing about buying off plan is that you have lots of time to work out what extras you want. Things like electrics (S/O's, lights, ethernet & TV points) and plumbing need to be thought about, far better to pay the developer a bit of a premium to have this done at the build stage as the mess of having it done later can be heartbreaking when in your new home.
We watched our home being built from the foundations up and the 12-months it took gave us plenty of time to establish how we were going to use the spaces.
