Huge new house on neighbour's land - what to request re: planning conditions?

Our neighbour has sold half his garden and there's already outline permission for a family home.

Consultation is now open on the detailed plans for a very large family home there. The new house itself complies with planning rules.

What can we request/expect as part of the detailed planning permission to minimise dust, noise and disruption during the building phase?

I know the local authority will have rules about hours of construction, but are there any other conditions they can impose as the house will be very close to neighbours' gardens and homes.

If our property is, for example, covered in dust, is it the construction company/new landowners' responsibility to clear that up?

Anything else to consider?

Look on your council's website, on the planning applications page. I think they state the person who has applied? Or look on the lamp post nearby when they put up the planning application request. That will show names.

Thanks. It shows the architect's names rather than the landowner though.

Ime you won’t get anything. We asked about it being a condition of planning for a very large overlooking window to be frosted glass and they didn’t specify it had to be.

The only thing they’ve even slightly interested in was working hours and that wasn’t planning it was the noise complaints team. But neighbours threatened to burn people out if they found out who’s complaining.

My next door neighbour is 2 years and counting into an extension and renovation project, I have to say unfortunately that it seems builders/tradesmen are less considerate when no one is living in the property they are working on, no consideration for there being any neighbours at all.
I've had to take my toddler inside on multiple occasions when they've been swearing very loudly, on one occasion referring to their bollocks and how you can't have a big cock and big balls (?) all whilst up on the roof looking into my garden so can clearly see we're there. I've also picked up about 40 nails that have ended up over my boundary, rubbish from various builders they've lobbed over and scrubbed old paint off my patio and pathways that they jetwashed off the side of their house facing my property. The radio noise is incredibly irritating for 8 plus hours a day and you can't escape it even though we're detached. Never had a word of acknowledgement for the disruption and noise it's caused, and I've met the owners countless times whilst this has been going on.

Planning conditions you could request, just off the top of my head:

  • any windows on the design which will overlook your property i.e. direct sighting into your windows, to be obscure glazed
  • If there is a balcony, to ensure that it doesn't overlook your property
  • illumination of any outside lighting to be at a certain illumination (I can't remember the exact specification)
  • Construction hours restricted Monday to Sat 8 - 4, no construction on Sundays
  • Wheel cleaning facilities of construction traffic so no mud is dragged on to the highway
  • Removal of Permitted Development Rights

You would need to explain which permitted development rights you think are necessary to remove though.
