Is it common for properties to skip the rightmove stage?

Can’t find much on RM at the moment so I was hoping there is a whole market of properties that don’t make it to the website that we might get to see once we speak to an EA. Does it happen quite a lot or do most properties make it to RM?

We’re about to sell, and two lots of EAs have told us that they sell about a third of their properties to people on their books, before they hit the internet. There’s not much available so people jump at possibilities.

This is SE London, if that makes a difference.

Buying maybe but renting definitely.
I source properties for clients who want to rent and I rarely find them on RM or similar. I speak to Agents and have a pretty good network for each of the areas I work in. A lot of the time I find that by the time something hits RM its either application pending or they arent accepting viewings anymore.
If its similar for buying make friends with the local agents and get on mailing lists (which are also often out of date)

I always check Zoopla , Prime Location and On the Market too.

Surely the ‘legally has to go on Rightmove’ even when SSTC only refers to the Agent’s legally binding contract with Rightmove and not all agents do subscribe to Rightmove.

Nothing I’ve ever bought has appeared on right move and thinking about it, never actually bought anything through an estate agent either. Although we have sold through one (never again).

Not sure - but relative had neighbour done up by young builder - he had two agents round first gave valuation second gave valuation and said I have a buyer can I get them round for a view - same day they saw - next day second viewing good offer accepted never really saw any market.

Last time we looked - it was all on Rightmove and frankly agents offered nothing more often pushing properties we'd already discounted - but I think that may have changed.

DS viewed a property last week the day before it hit the market. A doer upper. The owner wouldn't consider any offers until it had had a weekends exposure on RM. Loads of viewing resulted and several people made offers including another FTB. DS waiting to find out if he's got it but expects it to go to best and final. Trouble is work is so expensive now you have to be careful you don't get carried away and pay too much. Having said that the market there has gone berserk over the last 2 weeks, unfortunately for him.

I don't think so, never seen anything like that in Rightmove's t's & c's.

The earlier poster was right, the agent wants to in order to advertise themselves and their recent successes.

I think our agent asked us if he could put the house on RM. He'd done the photos so we said yes.

If you filter the websites by most recent and include sold properties you'll be able to see which ones are going on without being marketed. Annoyingly.

Sorry I was in a rush and didn't fully explain myself. A previous PP had said something about legally a property has to go on Rightmove even when SSTC and I was meaning there is no such law. That would only apply if there was something in an Agent's contract with the platform. Agree with you it's just for positive advertising, same as leaving for sale boards up with a sold sticker over them. I remember before the legislation governing removal of those boards, sometimes they seemed to hang around for ever.

Different agents are signed up to different portals so Rightmove has most but not all agents’ stuff - especially in some areas you may be better off looking on Primelocation etc.

There are a few properties which sell off market and never appear on portals. These may be private sales (sold to tenants/friend/family). Or they may be high end properties where the owner wants privacy. There’s only a handful of people who are likely to be interested and have the budget and the agent goes directly to them. These are often shown on the agent’s instagram though.

In very hot markets there may be properties that go under offer before they hit the online portals, because agent has shown them to their “hotlist” of keen and ready buyers. But they will still appear on the portal, just be shown as sold stc or under offer.

Sold just last week without marketing on RM. Just in the process of buying of the market too. Loads of people in my area have donethis too.
