Does this need planning permission?

Hi,
I was hoping for a little advice. I have a property with 8 acres.
The majority of the land is across a shared drive (we own it but neighbours have right of access) so ‘in front’ of the house.
I would like to build a small barn/outbuilding for storage and I can’t work out if I need planning permission.

I have stables about 250m from the front of the house (which had planning permission) and looking to build a structure about 10 foot x 18 foot to store hay - basically a large shed!

Does this need planning permission?
I get confused because if I wanted to build this in my garden, it seems it falls under permitted development rights subject to height etc. But then my stables had planning permission.

You could use a field shelter, which is moveable as storage and it is unlikely to need planning as it is not a fixed building. Look into the planning requirements for them.

Anything to the front of buildings is likely to need planning.

All outbuildings forward of the principal elevation (so if any part falls in front of the line level with the front of the original house) will not come under permitted development, so yes, you will need permission.

Permitted development rights apply to development within the curtilage of a property - this is usually what is known as the garden.

From your description it sounds as though the land concerned is outside of the curtilage if the house. Ownership is not relevant in this instance. Permitted development rights do not apply in this instance and planning permission would be required for all development.

The front of the house thing confuses me on this property as it would depend on what is considered the front - it’s in front of the front door but the front door doesn’t face the nearest public highway.

Definitely can’t argue it’s in my garden though so moot point!

Thank you, I think something on skids so it’s not a permanent building may be the way to go.

Front is usually the land that faces rhe highway. You should apply for pp for a storage barn as the land is a field. Not garden.
