My sister is planning on buying a house in the Eyston drive area of Weybridge. Does anyone know what the area is like to live in ? Family friendly ? Safety ?

It’s not really Weybridge, it’s more Byfleet, which is cheaper than Weybridge. It’s quite near the M25 and there’s a big M&S complex at Brooklands. Not leafy Weybridge, but I don’t know about security. I imagine it has family houses and there are nearby schools.

Agree with pp, it's more Byfleet than Weybridge, although it falls within the Elmbridge borough and has a Weybridge postal address.

Lots of families live there because you get a bit more space for your money that do do in Weybridge proper. But it's separated from the town by the very busy Brooklands Road. It's probably a 45 minute walk up to the High Street and not a very nice one at that, unless she takes the longer way through the park and up to the station.

The community park on the doorstep is a great area with playgrounds, cycle tracks, woods, open space. Just beyond that are a big Tesco and M&S, plus Lidl and TK Maxx. Beyond that is Byfleet Village. There's a very expensive David Lloyd gym over the road the other way.

I'm not aware of any particular anti social issues or crime. I think it's a decent area.

But it really depends what she wants... if she wants to stroll to the high street and cafes and so on, that's not it. (And she can work that out from google maps). If she's happy to probably end up driving everywhere then it's a decent options. Be aware though that the A245 and Parvis Road can't cope with the level of traffic from the various Brooklands offices and warehouses, so the traffic is awful at peak time.

Is schooling relevant? I think they're all decent in that area. Some go to Byfleet and others Manby Lodge. Manby Lodge is sought after because it's a feeder for Cleves Junior which is "outstanding" but the distance to get into Manby seems to decrease every year. And the journey would be a lot worse.

How old are the kids? If they are school
age, it will take her an hour round trip to drive kids to school in centre of Weybridge. Traffic is really bad on that stretch of the road at rush hour plus there are big companies (Sony, P&G, Haleon etc) a couple of roads ahead, all using the same road. If possible, my suggestion would be move closer to centre of Weybridge.

That location is at the edge of Weybridge. As others have said it's a bit of a distance from Weybridge High Street if walking. Byfleet village centre is probaby a bit closer. However it is close to Brooklands where there is a Tesco Extra, large M&S, a Lidl and randomly a TK Maxx.

It's a safe area. Quiet. Good schools. Heathside Secondary school would be walking distance. The Primarys would probably be a bit far to walk.

Traffic can be very busy but outside of rush hour you'd only be a 5 - 10 minute drive to the centre of Weybridge or Byfleet.

There's good transport links for the M25 and A3. Weybridge Station would be walking distance which is a bonus. Weybridge Station is also on the outskirts of Weybridge rather than central.

It would be an absolutely fine place to live. You would get more for your money there than more central Weybridge but the whole area is expensive for property.

Agree with all pp's: You only have to Google map it to see it an estate, similar houses, cul de sac. It's just a little side street, as you come out of Weybridge, past the train station, towards Brooklands M&S. I don't think it's actually classed as Weybridge is it, or not by locals. It's a big non descript, in the middle of nowhere, and busy road into Weybridge, and back out to Byfleet and the A3.

How old are her dc and what are their plans for schooling. What are the chances of getting into Cleeves? Heathside is still classed as very good I think.
