Estate agent fees for managing private sale

Hi, I have found a private buyer for my house, but would like to use an estate agent to manage the sale process. Has anyone done this and knows roughly what fee an estate agent would charge for just this service? Ie. No marketing or finding a buyer. Thanks

You can do it yourself. I did, you'll need to write up a contract of sale and find a local conveyancing firm to act on your behalf. Why pay someone to be the middle man when you've done the legwork of finding a buyer? Lots of support and helpful websites outlining what to need to do (mostly chasing phone calls)

We Sold a flat privately once, no chain involved, cash purchaser. didn’t occur to me to pay an EA to see the sale through. We just liaised with the solicitor and kept on top of it. All went through ok. Good luck.

I sold my last house privately. Just used a solicitor for the legal conveyancing and that's it. Absolutely no need for EA to be involved and it went through smoothly.

I dont get why you want an EA. Is there something strange about the buyer?

Has others have said, don't waste your money on an estate agent, their role is essentially done now as a buyer has been found. It would be money for nothing!

I have just completed on my sale having done the same. We both instructed a solicitor and that was that, they did everything else

I separated my land and sold the steadings in a private sale. I used a solicitor draw up the contracts/ complete the sale they charged £800 as was tricky. I don’t think
you need an estate agent.

The estate agent would have literally nothing to do. The conveyancing solicitor will manage the sale.

Unlike others, I might consider an agent if the sale is part of a big chain and/or tricky- is this either?

If it's for this reason (or you think they are going to talk the price down) and you want the agent to manage a chain, I would just email some local agents with good reputations (possibly ones with dedicated sales progressors?) and ask them speculatively.

At this stage the EA would basically be doing nothing, just trying to push through to get their commission. It would all be the conveyancer, that's all you need.

You really don't need that, I have bought and sold privately. A good solicitor will handle the paperwork. The only thing that's a bit tricky was dealing with the buyer after survey and negotiating a bit they wanted off for work. It was a little bit awkward but you could perhaps ask a friend who is professional to stand in as a neutral. But that was one hour or so of awkward, not worthy of what an EA charges.

Estate Agent and Private are two opposite things... you can't be both.

What is the Estate Agent going to do that the conveyance wouldn't?

Thanks for all the replies. It’s been really helpful. Where I live it’s a very competitive market so I thought if I use the same EA as the one who will sell the house I wish to buy, then I may be at an advantage. I was planning to use the same estate agent to sell my house, but then before signing contracts with the Estate Agent I got a note through the door from a private buyer who wishes to proceed, so I suppose I am happy to pay some kind of fee to keep the EA sweet!

That EA is already invested in both parts of the transaction going through as your sale has to go through for your purchase to - definitely no benefit!

Just find yourself a good conveyancer and save your money 👍
