Anyone buying or selling in SE London at the moment? How's the market?

We've decided to sell instead of doing work to our current house. We're in the selling at 800-900k band and buying around £1 million (god these are insane amounts aren't they?). Sydenham/Palace/Forest Hill/Penge area.

Just wondering how others are finding the market. We've had EAs biting our arms off for the gig but we're worried there's not much to buy- either optimistic pricing sitting around for a long time or doer uppers- I'm guessing stuff is probably going before it hits rightmove as seems to go straight to offer accepted. Is the market still quite hot?

We're being a bit fussy otherwise we'd just stay where we are and do work (we're fine for schools etc, like the street) but also wondering if the whole endeavour is doomed.

We had a second viewing last night which apparently 'went well' and have 2 more this afternoon.

Good feedback mostly from other viewings but a few not sure about the area etc. One 'the kitchen is too narrow'- I mean fine but the ones on the street with the side return done go for another 100k so...

Dexter's keep calling me about random properties 10 miles away so I can't say I'm impressed with them!

Good luck for the second viewing.

I'm not sure how I'll cope with criticism / feedback. I'm not even sure how I'll cope with the valuation!

I'm just over the border in Bexley in a lower band. Ad went live via Purple Bricks on the Friday (much to the vitriol of MN!), and I had an asking price offer within 9 days.

If you are looking for an agent in Forest Hill, I had a good experience with Hunters.

A relative had his flat for sale for some months with a lot of viewers but no offers and took it off the market, despite being at a good price for first time buyers.

Had the first agent round who was nice enough. Valuation is dependent on how many places are selling at the same time we do (there has been a bit of a mass sale of flats on our road over the last month or so).

I also went to see a house. It's an absolute wreck and whilst we could do a renovation, I'm not sure I have the energy for extensions and side returns.

Well still no offers- one 'soft' offer which was low and didn't pass the agent's checks. Second viewing still not come back to the agent. I think we've had about 11 viewings so far?

@NewFriendlyLadybird totally with you on the weird feedback - 'We'd have to redecorate to our taste'. Erm yes, everyone does.

I blame The Modern House website.

We've got decorators booked in for two weeks time so we can freshen the place up and then we will be going on the market. We are having another agent over for a valuation on Sunday and I guess I should get a 3rd / 4th before making a decision.

Very slow moving. One or two viewings per week, mostly good feedback but no offers yet. But equally nothing coming along in our price and spec (4 bed/2 bath) to view.

We’re selling in Zone 2 south east. 2 bed flat. Went on the market Tuesday and only one viewing booked, but she’s just cancelled anyway! I’m feeling a bit down about that. Our place won’t be for everyone as it’s ground floor but we do have a small garden space. DH has mobility issues so perfect for us but now with two kids it feels a bit tight. Hoping the right buyer comes along soon. We’ve sadly been priced out of London now despite being born and bred here. We’ll be going further south to the coast.

I'm zone 2 SE and a 2 bed flat and I've been told twice (by agents tbf) that the market is busy for flats with gardens.

Can I ask who you're on with?

Oh really? Ours agents seem great so far to be honest but they were upfront and said it could take a while - but when the right buyer sees it, it will be quick and to hold out on the price.

How's everyone getting on? We've had no viewings in the last two weeks. Our agent just got in touch to say its been a very slow April (esp with easter holidays thrown in the mix) but to hold on to the price.

We are still waiting to sell but in the area we are looking to buy barley anything is coming into Rightmove. I'm wondering if the fact interest rates are not dropping as expected is having an impact.

We had two viewings scheduled last week but both cancelled as they had offers accepted on other properties. One set to happen this afternoon so I’m buzzing around hiding our clutter!
