Going on the market imminently and doing the viewings myself. Would like to make a bit of a list of things to cover off so asking the MN hive mond what they'd like to hear!

I have literally never needed to ask the seller a question at a viewing, the best viewing are without them where we can look properly and take measurements.

After survey etc... maybe but not at viewing.

Sellers talk lots of crap about completely useless stuff normally.

If you're using purple bricks and doing viewings yourself i wouldn't view the house.

I have no option but to do it this way, I'm going through a difficult divorce and funds are very tight. Hopefully potential buyers will be open minded folk because this is just the way it has to be.

Thanks to those who gave some useful suggestions, my advert goes live later today and I'll make sure I'm prepared for any questions people may have.

As a purchaser I've found it absolutely impossible to buy a house. Unresponsive, have to contact them many times and still unable to arrange a viewing. There's definitely a reason that estate agents still thrive in the internet age. It's possible to negotiate on agent fees especially in this tight market.

@SoRainbowRhythms just to give a different perspective, I prefer to be shown round by vendors and it's the most common way of showing houses where I live. You can get more information about the neighbourhood, vendors will often volunteer information about their moving plans and you get a sense of how motivated and organised they are. On the few occasions we've been shown round by EAs, they've been pretty clueless.

You can still do that and maybe ask the sellers where the plug sockets are. 😀

Bless you I hope it goes ok. Have you worked out what you are going to say when they ask you why you are moving as sadly people can be right arses over money when they sense misfortune in others.

How old is the boiler? What type is it? Where is it located?

What is the water pressure like?

Depending on age, I would ask when the electrics were last checked.

I would also ask about internet connection.

Another one for checking out the neighbours.
Preferably check out the property after crazy rain to see what state the garden and house is in.
Space for a vented drier (personal bugbear as we have to have condenser).
Window in all bathrooms.
No damp.
Has proper parking that doesn’t have to be paid for!
