  • a small single story extension (7msq) plus
  • a loft conversion with roof raise, large dormer and ensuite plus
  • a separate bathroom renovation?

Including contingency and VAT

depending upon where you live - in northwest, I would say roughly 40k-50k 1-2 years ago. Not sure about today's market.

£80-120k for the loft, £20-25k for the extension (could be considerably more), £10k for the bathroom.
I'd budget £150-175k but have a contingency.
Also, once you start doing all that, the rest of the house will look drab in comparison so you may end up redecorating/renovating other rooms.

Can't imagine that being the case 1-2 years ago, but not a chance in hell now. I'd say upwards of £100k even if you're in a very cheap part of the country.

I would say £60-80K loft
£30-40K extension
£10-15K new bathroom

Total £100-135K
Add 20% contingency=£150k+

I'm in the SE though, and work is pricey around here.

Budget spec. We will do decorating and laying floors ourselves. We’re in Lincolnshire. Not as expensive as the SE but material costs are high everywhere.

We just did a small bathroom and it's just over £10,000 for a fairly average finish. It includes gutting the old bathroom, adding new lights, tiling floor to ceiling, LVT flooring, installing the new suite and plastering and painting the ceiling. Nothing fancy. So £20k for the extension is very optimistic.

I paid £90k for my side return extension (11 SQM total added space), £55 for my loft and £30k for the refurb to the rest of the house (re plaster etc). Hope this helps x

I'd say £120k -£140k. We've been considering a similar priced extension too. We're probably not going to do it because the final house would be great but we would be unlikely to add value on top of the build- most likely break even or could end up at a loss. I'm therefore leaning towards moving but DH would rather stay and extend because he likes the location and there's nothing else we could afford nearby.
Does everyone consider extension costs in terms of return on investment for their home or is it less of a consideration if you're staying put for the foreseeable future?

We paid 80k for a loft extension with dormer, ensuite and built in wardrobes last year. SE London.

My take is that I don’t want to lose money by overdeveloping, but I don’t need to make a profit because we’ll stay here for at least 15 years and enjoy the space. So my payment for the hassle is the improvement to the house, not any potential profit on selling. Also if you already like the location etc then moving costs money and comes with huge hassle and uncertainty. Obviously if it’s not a long term house anyway then the balance is different.

Thanks @Macracarpa I think this is where I am too- just not 100% it's the house for the next ten years so that plus the cost and hassle pushes me more towards moving. Which is sad because I love this house, just we've outgrown it. Good luck with your extension it will be fabulous!
