Roofer refusing to honour guarantee - what next? Chimney condensation or roof leak?

Hey guys, I paid a roofer last year for a brand new roof. Despite this it's started leaking in parts. Presumably when you pay for a brand new roof you don't expect any leaks a year after. Anyway he came back and had a look and says he disagrees that the water is a result of a leak in the roof - he says it's condensation in the chimney breast pictured here. However another roofing company have taken a look at his work and tell me that it's not great and water will still be getting in. What's my next step? At present i'm saying to him to fix it, he's saying it's not a problem with the roof and other companies are saying it's poor workmanship on his part? He disagrees. What next? single Mamma worrying about damp patch spreading black mould here, eeeek. Pics of wall and roof directly above it for info. Above the room is just attic storage space, no plumbing no water tanks just empty storage space. x

Tell him to fix it or you will go to trading standards, then court.

Looking at the photos, it may be that water is getting in at the bottom of the chimney to the right where it looks like it hasn't been properly weathered. Is there a piece of lead missing? But if he won't fix it, there are steps you can take under the Consumer Rights Act...

I mean what ever happens that is a terrible chimney, he must be mortified knowing other roofers are looking at it. It looks to have been done with no care at all.

Flashing needs to be installed where the gap is.

Bricks need to breath, and a lot of condensation will build up (although I don't think that is the problem in the room below).
Chimneys do not need lime pointing like brick and stone walls, cement can be used, but the bricks need to be able to get rid of the moisture through evaporation. If that cement cracks loads of water will get in and the only way out will be through the first permeable wall it finds (presumably the one below).

Also do you have any pictures of the top of the chimney pot? That would be useful to see if it has been changed. Are there vents or open grates in the room below? If neither, again you won't have ventilation to dry the chimney out and the water will end up getting out where ever it can find a way (not usually where you want it).
