3 house chain - timelines

We have just been a view a house that we love. Its below our maximum budget (we have a broker who has found us a lender for more than the amount we want to borrow)

The house they have put an offer on has no chain above them.

What sort of time line are we looking at if the offer is accepted and everyone is ready to move?

That’s a near on impossible question to answer but all going well with no unexpected hiccups 10/12 weeks.

That's really helpful actually so its unlikely to be in less than 3 months time. Just thinking about getting everything ready, this will be the first time we have moved in over 15 years and Im excited but nervous about the logistics ...

We are in a chain of 3 houses.

our buyer accepted an offer at end of October and we accepted their offer in mid November. We didn’t find a house to purchase until mid December. We are hoping to complete end of March or start of April. So 3/4 months including Christmas from when the chain was complete

Yes highly unlikely to move before then. I would start decluttering now eg; clearing the loft and garage. Be ruthless you don’t want to be taking rubbish with you. Good luck it’s exciting and stressful at the same time.

We accepted our offer 2 months ago, had our offer accepted 1 month ago. Chain of 3 with no finance and everyone keen to get going. We don't have a date yet but have proposed mid April but no one else in the chain has responded to that yet.

We were in the middle.of a similar chain last year, and it took 5 months (ftb-us- seller-empty)

We are in a chain of 3 - initially everyone was talking about 6-8 weeks but think it'll be more around the 8-12 week mark because of surveys/Easter break. We've been v quick off the mark though (I.e. got our full legal pack to our buyer the day after offer accepted) and pushing hard on both sides to get it done.

Wow that would be very quick, that how it was when we were FTB - to no-chain.

I wouldn't actually mind this, plenty of time to get ready but hopefully in before Christmas, its like asking how long is a piece of string though isn't it!

We were in a chain of 3 last year. First saw the house we bought early May, moved in early September. But you never know what might come along to delay it.

I'm the middle in a chain of 3. I accepted an offer at the end of Jan and originally my buyers were keen on the idea of moving by late April. My solicitor turned the draft contract round in a couple of days to accommodate but we've had no enquiries back yet and the surveyor has only been in this week, so I don't think we have any chance of meeting that now.

Forgive me if you already know this, but have a think about how long you want between exchange and completion. Exchange is the point where you are certain everything is definitely going though and you fix a moving (completion) date, so it's when removals etc are usually finalised. I think 2 weeks - a month is fairly typical and I personally will be insisting on 2 weeks as an absolute minimum in order to give myself the time to sort the packing out. As an FTB you won't have as much stuff and are less likely to need to vacate on the dot than those of us further up the chain, but still think about what you need to comfortably plan and prepare.

We're in a chain of 3.

My buyer has sold and is living with family so he's ready to go but has got a mortgage, we're downsizing and don't need a mortgage. Our onward purchase has no onward chain as she's living with her partner.

We accepted an offer and offered onto our onward purchase on the 14th February.

Searches are being done on my purchase and surveys are happening so things are moving forward.

We're away for 2 weeks over Easter so things will slow done then, so we're expecting a mid May completion and exchange, but that's only me guessing. 8th May would be 12 weeks from offer. Can't see it being any sooner than that.

We're in the middle of a chain of 3. It's been 8 weeks now since offers were accepted, and we're at the enquiries stage. A few things have been thrown up from both sides, so not sure how long it'll take to resolve from here. Solicitors are all pretty slow too. Hoping to exchange this month, but it all depends on the enquiries, speed of solicitors and the vendor and buyers (also both slow to respond). However I'm also super speedy and efficient (if I do say so myself), so trying to cut others slack and roll with it, whilst messaging my solicitor at least weekly to try and keep things moving. I feel it's our responsibility to check in and keep things going being the middle link!
