Need a quick sale on my flat - MULTI-AGENTS?

Is it really so much more expensive to go multiagent? I live in crouch end north london, and the prices around here are a bit silly and the agents know it.

However Ive just seen a fabulous property in mill hill and want to move, but have not yet put mine on the market (in fear of the fact that we would find a buyer and then end up homeless!) and not find a good enough property to buy.

SO now that we have found a gorgeous house, is there anything we can do to really speed up the sale? Its a 2 bed flat by the way

we kept adding on agents, they didn't charge any more than the single agent rate. i don't think it helped sell us quicker though, most people who are looking will know what's on the market i reckon?

When we bought our current house it was for sale through about four or five agents - we were put off by that because we felt there must be a reason why it wasn't selling. (There was - the vendor was a bit of an arse!) So, for that reason I'd suggest putting it on with just one agent - and choose a realistic asking price if you want a quick sale. Don't sign up for a 12 week contract or anything - make sure you can ditch the agent at any time and switch to another without penalty.

I think two or possibly three agents might be worth it but a scatter gun approach means that you end up with no one really working that hard on the sale. I know people who have offered a cash bonus to whichever individual agent (rather than agency) gets you to exchange first and that has worked.

It costs at least twice as much to go multiagent. Our property is on with an agent in Crouch End and we are paying 1% (after a bit of haggling). I think their standard multiagent rate is 2.75% (I'd have to check the contract to be sure but I think that's right).

TBH I think most serious buyers use rightmove and such these days and will find a property no matter whether it's on with one or more agents.

I would spend the extra money discounting the property so it looks an attractive deal, which is more likely to get a quick sale in this market.

Price it realistically and go with one good local agent as all properties end up on teh web abd if someone is looking they will find it.Multi agents are more expensive by a fair bit.
