Boiler playing up just before exchange

Getting engineer out to try and fix it 🤞🏻

Would be a nightmare if boiler needs replacing at the final hour - if this happens, what is best to do - do I go back to the seller via solicitors and see what they want to do? Would it be normal to reduce the price/offer an allowance to the buyer? It’s an old boiler so I imagine they’re expecting to replace it at some point but obviously not yet!

If the engineer can fix it and back working, do I need to tell the buyer that it needed fixing? I don’t want to raise any concern when we’re so close to finishing if it’s not actually necessary! But of course want to do the right thing.

Ours broke about 5 days before we were due to move. Again, old boiler. We got it fixed and crossed our fingers.

Yes, if it is repaired, then you don't need to say anything AFAIK. If not, then yes, I would offer to reduce the price by the cost of the boiler / fitting, plus a bit on top for the inconvenience.
