Urgent ! Do we have to clear credit card before exchange in 2 days!

Mortgage broker told us that lender asked us to clear credit card about -£1000 which we did but the process has taken over 6 months and I have just now found out that OH has another £1300 on that credit card which was cleared! 2 days before exchange , I can’t see any condition on the mortgage offer to say it needs to be cleared but would it be too risky to leave it .

any advice , thanks!

If I remember rightly the mortgage company can complete a final credit check before releasing the funds so if you can pay it off I would.

@Emma543 Thank you, think it’s best to clear it, I am furious with him , we have gone through it over and over again in the last few months.

It would only matter if it was very tight on affordability and £1300 on a card makes barely any difference at all.

Did your other half not have to fully disclose their financial position? Did they ‘forget’ to state the £1300? It seems as though the bank are only requiring the £1000 to be cleared, and they presumably having credit checked you both already know about his £1300? Or, did he spend the £1300 after the offer was made by the bank with the payment stipulation? If so, you already know how fecking idiotic that was. Clearing now won’t make any material difference as it won’t reflect on any last minute checks that the bank might do - they’d ask for the last few months of statements as opposed to a balance right now. I would be more worried about committing mortgage fraud in terms of him not being honest about his position. I think either way all you can do now is sit it out and see what happens. Chances are you’re going to be fine I imagine but might be a bit of a sleepless couple of days ahead.
