Property East Dulwich/peckham Rye

Is anyone else trying to buy in these areas? How are you finding the market? Have prices dropped at all? Can you offer under asking price or are these just popular areas immune to house prices dropping? I can’t seem to find anything in my price range and if something comes up it can sell before I even get a chance to see it!

What's your price range, and what do you want? Depends if a house/flat. Houses in that area are small and highly desirable, and the flat market is a bit saturated.

Have you looked at Forest Hill/catford?

I dont live too far from there, although not hugely familiar with the market- although if stuff is selling quickly it would suggest things are holding their value.

Try Forest Hill.

The 176/185 will get you to Lordship Lane in 10 minutes, or you can walk - 30 to 40 minutes depending on which side of FH you live on.

Forest Hill, Honor Oak or Sydenham are probably easier prospects.

Thanks for your replies. I tried Honor Oak and Forest Hill aswell and found the same thing really. Anything good or that seems to be reasonably priced just sells so quickly. Looking mainly at flats up
to 700k, but has to have 3 bedrooms.

You could get something in Sydenham for that- a house, rather than a flat. Upper Sydenham or Sydenham Hill isn't far from ED at all.

I would just prefer east Dulwich as they are already in school there (was renting before I thought about buying so had no idea about house prices- now feel stuck here as I love the school!)

Are you looking over at the Marmora/Therapia/Mundania Roads? They often have big flats and are a bit less popular as they are in a bit of a no-man’s land for some people. But they are lovely roads and on the right side of ED for you.

Try Nunhead, within walking distance of East Peckham. Rightmove shows a few.

If you are committed to Dulwich - get really cosy with the estate agents. Go in for chats whenever you can, be super friendly, make sure you're top of their list if they get a hint anything is coming on the market. I did this when buying in a similar very popular area - made sure I was the first one in the day before my (now) house technically came on the market so at 9.01am the day it came on the market I was able to put in an offer for asking price.

As you say, stuff is coming on the market, it's just getting snapped up by keener-beans before you can see it.

To all the lovely helpful posters - your posts are clearly meant kindly but the OP has said she wants to be in dulwich or Peckham and given additional context around kids being in school. She’s asking for advice on tips to bag the best properties. Not asking advice on alternative areas. Please let’s assume she’s a grown adult who has looked at areas and decided where she wants to live.

To be fair to those suggesting Nunhead, it is very close indeed to the area OP is looking in, to the point where the line between Peckham and Nunhead is totally blurred, and if she is fairly new to the area, it may not be obvious that this is the case. Any school in the ED/Peckham area would be easily reached from there. The other areas mentioned would be trickier, I agree.

I work part time for an estate agent in ED. We've had a massive increase in interest since Christmas & lots of property going under offer before we are able to start marketing.

It definitely helps if you know exactly what you are looking for & letting the estate agents know as there is a pipeline of properties coming in to the market & can usually get you in before properties hit Rightmove. Also be ready to go with finance in place etc.

Your budget is totally reasonable for flats in the area, just not too many 3 bedders on the market at the moment. Houses probably out of your price range.

@Floatinginvacherin I would also recommend Marmora/ Therapia/ Mundania. The roads are lovely, quiet and very green. 12 min walk to Honor Oak Station, few mins walk to Peckham Rye park and 16 mins ish walk to Lordship Lane. You can also get a bus to Peckham Rye station/ Forest Hill way easily. The park is great as you have several children’s play areas, the Round cafe, cricket area, Bowls club which is super fun in the summer as they also serve cocktails and drinks!

You have Herne Tavern and Telegraph Hill pubs which are both fab, GP/ dentist/ post office/ lovely cafes and delis/ co-op all around the corner (few mins walk) And also a golf course!! Houses, flats and gardens are much more spacious compared to the usual house type in ED.

I believe the above roads are quite popular. Good luck with the hunt OP and I hope you find somewhere soon! I can see why you want to stay in the area OP! Definitely make friends with the estates agents as that will help.

You definitely need to go talk to all the agents in the area and get on their lists for the type of property you are looking for. The houses that are selling before you even get to see them are almost certainly going to people on estate agent lists who get notified before the properties are officially on the market.

Agree, I sold a house in Nunhead a few years ago. The EA told me they already had 4 viewings booked before it even went 'public'.

But they all do that - and it’s usually just the lists of people who are registered with them. So hopefully the OP has already put her name down everywhere. They like to lure sellers in with talk of ‘hot buyers’ who are desperate to buy your house immediately!

I agree that area is lovely but is it an bit of non mans land with regard to secondary schools (apart from Harris boys and girls but I’m not keen on single sec schools)

If you’ve got your eye on secondary places, be careful about where you look around Peckham too. You’ll be paying over the odds for Charter catchment so it’s worth thinking about where you’d consider.

Sure - but they all do it, and all it really means is that they send the details to the people registered with them before it goes live. It cuts out the people just checking Rightmove but it doesn’t mean a buyer has to invest a lot of time in relationship building with all the estate agents.
