Where in Southeast London or Kent for a 600k 3bed house?

I’m hoping to get advice here on nice family areas close(ish) to London Bridge, or at least on a train line, so south-east London or Kent.

We’re looking to buy a 3-bedroom house (with parking), around 600k.

We both work from home so no need to go into London daily. We don’t have any reason to live on a train line to London Bridge, but hubby has family in Hither Green and thought this area was easiest. 🤔

Looking for somewhere with a bit of green space and villagey, so we don’t have to leave the area to do things. Park, occasional dinner nearby, coffee shops to get out of the house. Won’t be going into London daily but should be close enough for it to be manageable. Good primary schools, secondary not essential at this stage.

Reading here, Eltham and Bromley have come up. Couldn’t find much in that budget in Eltham. Bromley more promising but wondered about the commute. Penge too but someone said it’s hard for cars. Interested in other areas.🤓

I guess great is subjective...

I guess it is..

I judge it by knowing children there now/ have been there and have gone on to do really well.

Which is fine but a lot of people do look at results. I don't know why you are taking it so personally?

Rainbowbrite83 · 07/03/2024 22:41

I'm not taking it personally at all.

I just happen to have a different opinion to you.

You keep coming back to have the final word..why are YOU taking it so personally?

underthebun · 07/03/2024 22:45

Err I’m replying to you & you are replying to me. I’m not sure why that makes me want the final word 😆

Loads of houses within your budget in New Eltham/Sidcup. Few stops further up from Hither Green, excellent primaries and local grammar schools. Lots of green space and easy to get to London
or the coast. Fastest trains from New Eltham take 15 mins to LB and even the 'slower' ones are only 25 mins from Sidcup.

Sidcup High St has a Waitrose, large Morrisons, new independent cinema and library and several new restaurants and bars have opened or are about to open. Several coffee shops too and a short drive to Blackheath and Greenwich. I also like Lee but you won't get as much there for £600K and there's no 'high st' as such although there's a few shops by the station and the supermarket and some restaurants at Lee Green. Easy to get to Lewisham though.

These houses are nice and many extend out in the roof to make 4/5 bedrooms.

Have a look into Bexleyheath. A lot of green spaces. Not the Shopping Centre though. The Pantiles area is beautiful.

Another advantage is the closeness to Abbey Wood Station which is the start point of the Elizabeth Line. If you live close to the Bus 301 bus stop, it could take you around 7 minutes to Abbey Wood Station and no need to take a cab to Heathrow Airport

Have you seen this in Hither Green? Looks good, needs work, offers over £600,000 but it’s been on for a while. In the catchment for Brindishe Primary School it says.
