I’m selling a house in a desirable part of London, put on the market at a reasonable price (compared to pre- Covid) but I’m not getting many viewings.

Is this happening to others? Or is there something wrong with my listing? I was assured by my EA it would be snapped up…..ffs.

Either it’s the price or there’s something wrong with your listing.

Do you have decent photos? All the basics in place like the floorplan?

Price and economic woes in general. Job losses are on the rise big time.
Mortgage rates are staying high.

You’ve been online for less than 2 weeks and had 7 viewings already… that’s actually really positive in a stagnant market.

I think you’re probably worrying unnecessarily.

RampantIvy · 01/03/2024 07:10

I think 7 viewings in 2 weeks is good going.

Sorry you are in this position @Soarkle. I hope you sell soon.

I feel that isn't bad going either, the 7 viewings in 2 weeks, unless it's now gone completely quiet. Were any of them second viewings? Sorry you're having to move in sad circumstances. Hope it goes well. Update us!

Soarkle · 01/03/2024 12:09

Only 1 second viewing so far. Ended up offering elsewhere but said they loved it apparently

I think it's because of General Election, markets always go quiet with uncertainty. The place we are buying in a desirable area in London is very well priced, well maintained, would need cosmetic work done but perfectly liveable. But it had been on the market for a few months because multiple chains on it had collapsed with buyers were struggling to sell their own houses in London. So we decided not to sell our flat and rent it out until the market is in a better place - and making us chain free. Our agent told us last year was very slow because of mortgage rate increases and this year has only marginally picked up because of the slight drop. Still nothing like it was pre Covid.

The >750k market in London is normally the most competitive so I wouldn't worry too much, you've had a decent amount of viewings and no negative feedback.
