Picturesque areas for a detached bungalow under 450k

Hi there,

My husband and I are looking to buy a detached bungalow with an easy commute into City Thameslink in under one hour. Our budget is 400-450k (500k at a push).

The property must be detached, 2/3 bed, with potential to extend, safe area, good schools, walkable to a station and under 1-hour commute into central London. Ideally we'd love to live somewhere picturesque near the sea / river / park / forest and with nearby shops. We'd love to have a beautiful view from our property too, but that's less important in the grand scheme of things. We're open to moving outside London for the right spot, though not too far out as we don't have family to help with pick up / drop off from nursery.

Our future goal is to build up and split the property into flats, subject to planning consent so detached / a sizeable plot is important. We're young and very sociable so in the meantime we will have a need for frequent London commutes.

Please let me know what areas you think could be suitable?

Some that have been suggested to us are Bexley, Bexleyheath, Bromley, Orpington, Maidenhead, Twyford, Taplow, Crawley, Brighton & Hove. Are there any beautiful areas that we're potentially missing? For context we're both white British, currently living in Greenwich, previously lived in Kensington and Hampstead, though maritime Greenwich is our absolute favourite place because of the quick commute, river + park, and how family friendly it is.

I'd say no chance at that price in your chosen areas and with that wishlist.
Near a forest but near the shops?
Hour from London with a beautiful view?
Large enough plot to split?

I used to live in rural(ish)Kent, 1hr15min commute to central London. Nice fields but no shops for 10 miles and certainly no bungalows on large plots. You might get a 3 bed 1970s semi for that price.

In addition to other reasons mentioned above, finding a bungalow where you are likely to get planning permission to build up and split into flats is very unrealistic IMO.

I'd also question what you mean by under 1 hour commute into central London. Are you happy with a train journey that is under 1 hour into a London mainline terminus (which could mean 1.5 or 2 hours even when you add travel to your local station and onwards tube)? Or are you looking for a door-to-door 1 hour journey? That will make a huge difference to how far out you can go.

You won't get everything on this list for that money, or possibly any money, you will have to prioritise. And the picturesque places you want to live in, will want to stay that way, and are highly unlikely to allow a bungalow to be made into flats.

FYI: I live in a town in Herts on the Thameslink line. Trains to City Thameslink take 45 minutes and run every half hour. For £400-450k here you can buy a 2-3 bed ex council house 15 mins walk from the station. Semi if you are lucky, definitely not detached. You might get PP for a limited extension, definitely not massive development and building flats. View would be of the houses on the other side of the road.

It's a nice area, I don't mean to make it sound like a slum, but your wishlist sounds so pie in the sky it's hard to know what you will compromise on.

Totally get that we'll need to compromise but I'd say the most important things are safety, being able to build up / extend in the future and having a relatively easy station-to-station commute

You'd definitely get all that's on your wishlist and more near me... Oh except you'd be the best part of a day from London.

I was under the impression you'd be lucky to find a flat for that price around London, nevermind anything detached!

Don't want to be a downer OP but my first instinct is, no chance!

That's one hell of a wishlist for a fairly limited budget. Why a detached bungalow specifically? They will be on big plots and therefore usually premium prices, especially if they're actually nice/modernised.

As for views, shops, short commute, etc etc...I think you're going to have to do some major compromising to find something in your budget.

Also if you replace a bungalow with flats or other major development, you will be spoiling all your neighbour's view in the picturesque area. So brace yourself for huge objections, and will probably be hated forever in your neighbourhood.

Unless you plan on developing the plot, ruining the area, taking the money and moving away?

Sorry, maybe I wasn't clear. When I say that we'd like to build up - obviously this would be subject to planning permission, discussed with the neighbours etc and it would probably only be one or max two floors up. Mainly we'd like to have some space so that if the prices keep shooting through the roof our daughter has a separate space where she can be mortgage free in the future!

Horley? Near the sea ish. Google says a 47 minute commute to City Thameslink and Horley station is 0.3 mile away from the property. Don't know if it is affected by aeroplane noise from nearby Gatwick. No views really but seems pleasant enough area. Detached character bungalow just about in your ball park. Waitrose not too far either.

Buy a bungalow and build two floors up? Honestly, this would make you very unpopular almost everywhere.
I can't imagine any neighbours saying "Yes, go ahead, the disruption, alteration to out light levels. privacy etc doesn't bother us one bit"!
I know that building work and extensions etc happen all the time, but please consider buying a block of flats in town now and saving heartbreak for everyone.

The bungalow next door to us (3 bed, detached, in need of modernisation, near Manchester) recently sold for the best part of £600k. I’d say with your budget you have no hope of getting the bungalow, let alone anything else on your wish list.

I'm not sure if you could build on top of a bungalow? would the foundations support an extra level? You could build an annexe possibly.

Where I am, you could probably buy a hotel and do it up ( if you are happy to spend half a day travelling down to London!)

I'm guessing you're not familiar with property prices in St Albans! £450 won't be getting you much, let alone a detached property with a big plot in St Albans. Even much less nice nearby Hemel probably costs too much for what OP wants
