Any ideas on the downstairs layout for a family home

Hi everyone,

We've just completed on our family home and would appreciate any thoughts on the layout. Initially we had planned to extend across the back, as the conservatory is in disrepair but now we're in, we're wondering whether we could accommodate our wish list into the existing floor plan (without the conservatory).

Our wish list:

  1. Open plan kitchen diner with an island or peninsula/breakfast bar
  2. Snug/office
  3. Playroom
  4. Storage for coats, shoes etc

Any ideas on how we could fit this into the existing layout would be much appreciated :)

So, you don't want a separate living room/ lounge to the kitchen-diner? Or do you want that AND want the snug/office?

Is the side passage the only access to the garden or is there more space at the side?

So, we'd use the snug as our lounge.

The side passage goes to garden and also has an entrance to kitchen, though it's only about a meter in width.

Obviously zero knowledge or experience 😄 but could you extend the hallway (eating into lounge space) so you can access the current kitchen which could be turned into study? Then turn conservatory and dining room into a kitchen diner?

If you blocked up the side passage for storage and study, would that ruin the garden access?

Thank you! Yeah it would prevent through access but that is definitely something to consider thanks

Ok, it's hard to tell without dimensions. And it looks like there is access into the side passage from the hallway/ stair area?

But you could knock the existing kitchen into the side passage and steal a bit from the existing dining room to make the kitchen-diner. Entrance into this room is through door that currently looks like it's off the stairs? Coat storage either in the bottom bit of current passage or somewhere in current hallway? Or you could build a cupboard in existing louge that is accessed from current hallway?

Make now smaller dining room into a playroom (off kitchen is very handy for this, if your kids are small, cos they want to be near you and playrooms away from the main living space tend not to be used). Then the lounge stays as the lounge/snug/office?

Whatever you do, you'd be surely doing structural work (taking out walls that need supporting)...

If you don't want to knock down walls, then turn lounge into kitchen/ diner, dining room into playroom and kitchen into snug/office. Then use side passage as coat/shoe storage and possibly stick a utility area down the garden end (if it's wide enough).

Just a gentle note to say that people can screenshot your floorplan, put it into google and it will take them to the Rightmove listing and can see where you live. So once you have the advice you're looking for, I'd probably take it down
