In the process of buying a 6 bed, 2 of which is a. Loft conversion.
We have had some paperwork through form the sellers solicitors
I paste in some extracts below as unable to make any sense of it.
A loft conversion was undertaken by the previous owners in 2007 which involved the installation of five Velux windows in the roof, we deemed this to be a change in the external appearance of the building which would have required permission of the developer. As the developer had ceased trading in 2006, this was unable to be granted and as such we purchased an indemnity policy to safeguard against any future claim that may arise. policy attached
What is an indemnity policy in layman term please and why would one need it?
My hubby is being a bit funny as the seller is not able to produce an electrical certificate - they have also stated the below:
Please accept our apologies, we mistakenly thought there was a certificate from when the loft conversion was carried out. i have been unable to locate this or find any reference to it
The work was signed off by building regs - surely the council had sight of the electrical safety pass before signing off??
Hubby is keen to get confirmation (written) that the electrical work was all signed off.
Can we ask the vendors to get an electrical done on this?
