Selling property - what work/repairs do I need to inform buyer of before exchange?

We haven’t yet exchanged. I am wondering what work I need to report to the buyer via my solicitor? Do I only need to tell them something if it means the property isn’t in the state they’re expecting ? Or if I need to give them the warranty for any work or repairs?

eg. Repairs to oven/washing machine/boiler/shower?

Essentially - if a problem is fixed do I need to be letting them know there was a problem. Would want to do the right thing but not cause any alarm that could wobble the sale!

I think there's a form you may need to fill in for your solicitor. The form is about what you will leave behind and what's not. If the oven needs to be repaired, maybe it's better to remark it or just leave it like not included... if you stated it's included, they may argue if it's not working when complete...

Ah yes, that’s all done. I mean more that - if something breaks and I get it fixed (like the boiler or the oven, which I stated are working in the forms), do I need to tell them it ever broke or was fixed? As I’m writing this it sounds like a bit of a silly question though 🙈

If you’ve fixed stuff you have included in the sale then you are good and no need to stress yourself and the buyer.

But it sounds like you have a bunch of faulty appliances that are included as part of the contract of sale. Just ensure everything is fixed and working or replaced.

And if you can’t fix, you have a legal duty to disclose especially things like the boiler and everything you ticked in your form to being in good working condition.
There is grounds for misinterpretation claims if you said something was working and isn’t.

If there's a warranty that is transferable then yes you should tell them - particularly with the boiler!

I was selling a property and the day before completion the kitchen sink waste started leaking, got an emergency plumber out who fixed it, got on with cleaning under the sink only to discover the washing machine drain pipe wasn't connected properly. If only I had noticed it earlier. I just left the new buyer a note telling her about it and apologising for not noticing it sooner and having it fixed. I gave her the number of the plumber so she could phone and ask them to come out. Wasn't much else I felt I could do. New buyer didn't complain.

I think you’re overthinking it OP. Just make sure everything is working when you leave, don’t need to tell anyone when or how.

No - I’ve moved 6 times and would never bother mentioning something that was broken but then got fixed prior to Exchange
