Side return extension and loft conversion costs - London

Hi all! Has anybody recently built a side-return extension and/or loft conversion on a Victorian terrace in London. How much did it cost and how long did it take?
Any advice much appreciated. Thanks in advance!

A neighbour has quotes of: Loft £120k, side return £100k.
Prices have increased quite dramatically recently.

It’s going to depend on the size, and whether you’re including a new kitchen/shower room etc. £80-100k is about right for the build costs, but a new kitchen and shower room could be £20-30k on top of that.

I've added the floor plan of the house. It will include a new shower room upstairs possibly moving the downstairs toilet. You can get an idea of the size of the side return, I don't think we'd be extending any further into the garden as it's small as it is.

Similar house and size, Loft conversion 70k included 2 dormers all to plaster finish

Edited to add this included everything except painting, the cost of flooring and bathroom fittings (although labour cost of fitting bathroom was included in the 70k).

We got quoted 120 for a single storey permitted development extension on our Victorian terrace. Including a new downstairs toilet but not the new F&F for the larger kitchen.

Thank you. We're banking on a maximum of £200k for the lot, but not sure how realistic that is these days.

200k all in is possible if you go cheap on the fixtures and fittings

You can still get good build prices using Polish builders, my neighbours are right now. But you have to keep a close eye on the construction.

Expecting to pay £130k for loft conversion inc shower room and renovating the first floor (new bathroom including knocking through into box room, removing a chimney breast, plastering throughout, new radiators) plus new boiler to accommodate extra load.

We wanted to do the side return at the same time but couldn’t afford it. All in would have been £300k. East London.

Both my friend and I renovated in South West London, my side return came in around 80k whilst I believe their loft was 70. It was a couple of years ago but I went with a company called Home Tales who were very helpful and they had a builder who was absolutely lovely and did a wonderful job.

Thanks so much. I'm now obsessed with the Home Tales website. I love that they give good indications of costs on their site and they actually seem quite reasonable for London!

£300k! Eek! Thanks for the insight. We will probably only be able to do one or the other for a while. I'll probably lean towards the side-return while my younger two can share a room.

op, apart of the building cost, please check out fire regulations regarding lofts, they are very strict after Grenfell tower and they will add a significant amount to the final price, as they can force you to do other changes/adaptations in the entire house that you might not have accounted for.

Hi OP did you get more clear answers on this? We are considering the loft. But hard to gage an accurate cost (loft: x2 bedrooms including the back bit and shower room). Either that or we move... but there's hardly any housing stock and estate agents seem to have added a random £200k on the price of houses versus a year ago, the dodgy b**tards
