Would you buy a house that completed 18months ago? does it ring alarm bells? what sort of things would you be looking out for?

last sale before that was 6 years ago, the house has had one new set of neighbours in that time. It’s a house we bid on but lost.

Listing at 4% more than they paid 18months ago. House is a larger 3 bed 1930’s semi with garage and garden. Estate agent said they’re upsizing.

We had this situation years ago - the sellers were divorcing - the neighbours were very noisy - if we’d been local we would have known - everyone else did !

Maybe the house they really wanted was taken off the market or the chain fell through or something, and has now come on again. Maybe they are splitting up and buying two smaller properties but have told the agent not to say that. Could be any number of reasons. I wouldn't necessarily assume that it is because of dodgy neighbours moving in next door.

Go for a viewing, and hopefully the owners will be able to tell you more.

When it happened with our old place it was because our slightly dodgy next door neighbour who we'd always kept at arm's length turned into a nightmare for our single female buyer.

Not really no, and to move so soon after buying due to neighbours it would need to be very bad indeed. Due to the cost to move. My view is much more likely to be a personal circumstance issue. For example can no longer afford the mortgage due to interest rates, child care, job issues.

We are currently selling the apartment that we bought about 16 months ago. We moved into it 10 months ago. We have listed at 20,000 USD above what we paid , but have put 3 new inverter airconditioners in, all new furniture , all new light fixtures and taps, showerheads, decorated everywhere. This is an area 5 min walk to one of the best tropical beaches and alot of our complex are airbnb. We knew we would only be here a year and needed something that we could sell or airbnb and the location to the beach guarantees that. No neferious reasons. We bought this all thru online and video calls, and we knew we actually needed a house with a backyard for our dogs , and didn't want to buy that online (need the actual "feel" for our forever home. We moved country so not alot of time to find a forever home in a week or two trip so decided this was the best way. Do go by at several times over the next few days and see if you can get a feel for it.

If they have done nothing to it, they probably have a 2 year fixed term mortgage coming to an end that they know they cannot afford. They could be releasing value for a bigger percentage deposit on a cheaper house. They might just be short of money!

I bought my house 18 months ago. In that time mortgage rates have doubled. I would assume they are either on a tracker and unable to get a better mortgage rate, or they had a short term fixed rate. I wouldn't assume a neighbour issue.

Thanks all. We’re going to view next week. DH isn’t keen (costs, risks etc) but said he’ll keep an open mind and I need to not look at this one as ‘the one that got away’ and be more objective.

We bought our house from a couple who’d only been there 2 years - he had had a stroke and they needed to relocate nearer family.

All sorts of reasons. Maybe they received an inheritance ?

If they have come into money then it is possible they will be willing to sell for less.

How is the market in that area ? Does it justify their price increase ?

We are selling our house more quickly than that! We want to relocate to be in easier reach of my parents following major changes in my dad’s health. Nothing wrong with the house.

I'd worry about lots of noise through the party wall. But then I always worry about that - having had issues in the past has made me pretty paranoid. I'd be very cautious.

I wanted to move after a year,decided I wanted to live in a different area.
There are lot's of reasons people move after a short time.

Happens CONSTANTLY on my street. I have been here 13 years and my elderly neighbor has been here most her life but the other 10 houses seem to sell every 2 years-ish.

A lot seem to move in and do a LOT of building work but the houses haven't gone up in value so it can be flips.

Estate agents say its the most sort after area, always recommended it when we where looking to move but I dont get why. I mean its nice enough but nothing special.

I guess people are just viewing them as first time buyer houses then moving on (I know one neighbor bought and then sold for £100k so no profit but moved on to buy a £300k house).

The house we sold a few years back was back on the market and sold for an extra 50odd grand, if I remember rightly. Our buyer had done a loft conversion, put in half wooden blinds and added a home office to the garden.

Our old neighbour said that's what they do - move in, do up, sell for more and move on.

@GasPanic not sure about the justification for the price increase. That area seems to be still quite sought after. Three other houses listed around the same price but not as nice sold quickly and either at asking or a little bit over

@StaunchMomma can’t seen any work done from the photos. Not even painting.

The house we bought was like that but basically it’s a house that was rented for years and the Guy we bought it from did some redecorating (not amazing but it mean kitchen and bathroom were new - if basic).

I put a flat on the market the same day I moved in and moved out 6 weeks later

Another I sold after 2 years

My first house after 3 years.

2 moves were due to work and one was because I didn't like the size of the living room

People move for all kinds of reasons.

I've moved because of inheritance. I've currently got my house on the market after only 16 months here because I'm struggling with the stairs as my osteoarthritis has got a lot lot worse over the last year or so and am now really struggling. But I know what you mean I always worry if there are anti social neighbours or some other issue if someone hasn't lived in a property long if your thinking of buying it.

Could it be the owners are divorcing? Friends had the experience where the EA was saying something that didn’t ring true about why a house was being put on the market (something about it having been refurbed by a developer to sell) - and it turned it it was a couple that was separating. Maybe EAs think it is better to put a more positive spin on things rather than introduce a bit of a sad story…

if we do decide to go ahead we’ll be in the same position - selling the house after 18 months so it’s good that it’s doesn’t put people off

You'll be selling it again in 18 months?

I'm not going to lie but that would be a massive red flag if I was looking to buy it.

One quick sale is worrying but two straight after each other would send many buyers running for the hills.

Why in earth would you want to move if you know you’re going to move again in 18 months?!?

Im thinking about the cost of moving, the stress.
Fir me, it doesn’t make sense at all tbh.
