Just want a few layout changes, a wall taken out & loo moved downstairs. Want decent drawings to show builder. How much do you think it costs to get an architect to draw it out properly and advise?

Yes that's a lot. I'm all for paying for expertise, but unless they come up with good ideas on their own, you might as well pay a CAD person to draw it out properly

You dont need an architect for that, get an architectural technician. Will be £1000-1500. If you have a local facebook page ask or search for recommendations.

We’ve just paid £500 (in the NW) for our drawings. Done through the developer we had already lined up.

I can't understand what you want to do from your drawing. So guess you need someone to do it properly. But what you'll really need is a structural engineer to figure out the load bearing beams needed. They may do the drawings too.
I used to flip properties and only once used an architect (when I added a floor and needed planning permission) or technician but I was good at drawing out a new layout and would discuss it with the structural guy and builder.

For discussing with a builder, I'd just take a pen and a ruler and draw it out myself.

For a builder you can probably do it yourself, but if you need structural calcs for the wall removal the structural engineer can do a basic floorplan style drawing (ours did). It was about £600 from memory, very basic calcs for a doorway and window lintel being put into a supporting wall, and existing doorway closed up so layout changed.

I paid an architectural designer about £1k for this but it included a side extension too. Hope this helps. I used hometales if you want to reach out to them (London)
