Concern over 60 houses being built next to me, any advice ?

I live in a village, and 60 houses are being built here as the farmer has passed on his fields to his son and he is selling them off (200+ houses in total, but 60 of them right next to me). I have one of his fields literally next to my house, you could easily throw a stone from my back garden to the field.

I suffer various health issues, inc reactive tinnitus and hyperacusis, along with OCD (I get worked up about little things). I care for my elderly mother so moving would not be easy and we have been here 25 years so don't really want to.

I assumed things wouldn't be too bad but little did I know how badly it already effects my reactive tinnitus and hyperacusis. Work started yesterday on digging. The vibrations and rumbling penetrate in to the house and send my ears crazy, the vibrations knock me sick. I put on ear defenders but the vibrations cut through them. There are other annoying things like the constant really loud piercing beeping every 10 seconds as the diggers reverse all the time. Due to a combination of the way it effects my ears, my OCD and just how annoying it is, it is really depressing me, and this is just day one. The info on the planning application page says "out for consideration" and shows a map of what is to be built. I am amazed it was allowed due to the fact the entrance is on a sharp bend on a narrow road, but even when this was bought up it passed.

I am at home all day due to both my health and looking after my mum. I just wondered if anyone here knows how long it would take, on average, to build a 60 house estate ? It is a field so I guess needs concrete, tarmac, pipes, etc done first. I am especially dreading the compacting of land as someone told me that part is so loud.

If anyone can give me any info to prepare me on what might happen, I saw some earlier posts on here from 2021 where someone else had a 60 house build happening next to them, maybe they are reading this. There is another 60 house estate being built at the end of my road too, but that one should be out of sound range I hope, there will be about 200 new houses in my village soon. The field next to me is a stone throw away, and I mean that quite literally. I mean, come Spring and Summer we won't be able to go in to the garden or open windows, it will be a nightmare. I realise my OCD might be magnifying things though.

So my questions are........

  1. Does anyone know how long this will likely take ? I realise it all depends on man power, etc, but is there an average time from field to completion ? I don't mean completion of inside the homes. Just the noisy parts of the work.
  2. There is info on the planning page that allows me to pass comment, drop down menu choices such as 'objection', 'support', or 'comment' until 15th March. Is this worth doing ? Will just a comment at least mean they see it ? I would do an objection but I seriously doubt it effecting my health will do anything as they will just tell me to move, or am I likely wrong ? Do they take neighbours comments in to consideration ?

The houses will be built in different phases . They don't build all the walls and roof at the same time then move inside. It's ongoing might have 30 all at different stages. I'd have thought a few months until a large part is done.
All comments are read but they won't all be actioned.

You should definitely comment, it can't do any harm.

I would also be tempted to talk to the builder. Is there any chance he might be interested in buying your house ( when I was younger our house was bought by a builder because it made access to the estate easier.

They shouldn't have started work until they have planning permission. If PP has been granted the application would be open for comments.
Has PP definitely been given? Is the current application just for an amendment or for details regarding a condition on the original PP?

I have hyperacusis and same happened to me. The vibrating hell part didn't last too long. I can't remember how long but I know that was only right at the start and then the rest became bearable. Good luck!

Ring your local planning department and explain your concerns, following it in writing.

I would be asking the following questions

  1. do they have planning permission?
    If not why are they working on site? This shouldn't be allowed.

  2. if they do have permission, what applications are you able to comment on?

Construction noise is a temporary impact but noise from the finished development will be very much a material consideration and the LPA welcome neighbours comments.

If the development is finished the time to complain to the LPA is long gone, I don't think they would accept any comments anyway

There's a 80 house development being built near us and it has been noise and dust for 9 months so far. It was awful in the summer - couldn't open the windows etc. We did get the builders to agree to an extra high temporary fence but it didn't do much.
