Buying house with new development behind it should I walk away?

Hi so I'm thinking of purchasing a property in Nantwich UK and there's a huge development that has planning permission just behind some houses I'm viewing (back of audlem road), has anyone had any experience of moving somewhere with planning permission and developments being built near? Anything to check? Or would you just say no way not worth it, (note it's not noted in the listing and it's a development for 180 houses and school so not small!)

So long as the price reflects the next few years of filth and noise plus the lack of views and the extra strain on local resources, doctor dentist schools parking etc, crack on.

It would depend on a number of factors...

What attracted you to the house you are buying, and what else is available in the area within your budget? If, for example, the view / peaceful garden were major selling points, but lots of other houses further away from the development would tick those boxes, then I would walk away. What will the access arrangements be to the new estate? Will your street become busier as a result? But if you're moving for more practical reasons (eg school catchment area, and it's not your forever home), then it's less clear cut.

I think you also need to consider whether you might end up losing financially if the future selling price, and, as importantly, saleability of the house were to be adversely affected.

Personally I would probably look elsewhere.

That's a really good point on future saleability and worth. Definitely worth a few questions and checks to see. It's a lovely house, but equally unsure how much disruption it would be as there's no timeline on the development that I can find as yet. Really appreciate the thoughts and advice! Houses sometimes steal your heart and good to come back to using head

If you're buying with children, I'd avoid it. Just not worth years of noise and disruption. If not, you need to weigh up the price versus the disruption, and think about how it would affect you on a daily basis. We're all different - it's not something I could cope with, but many people could if the price and house are right.

180 houses means 360 cars and 1440 additional trips per day on local roads. Can the roads cope with that?

At least they are building a school too, so have considered necessary resources.
Check at the local pub for opinions. Can the broadband cope? Is there capacity at the local sewage farm? Is there a dentist and a Gp?

I’d walk away personally. A new build estate went up on the back of my nans lovely old row of terraced houses that had been there since the year dot. The drainage in the area was ruined, as was the view. The new build aesthetic stood out like a sore thumb and looked bloody awful! It went from the most peaceful area you could imagine to chaos. Sad really.

I would be worried about the school too. Parking during drop off and pick up can spread quite a distance. Would your road be impacted?
If it's a secondary with sports facilities they can be used until quite late into the evening, even during the holidays. Sports field floodlit etc - how close would your house be to the facilities?

Another risk is that the build might start and then stop. e.g. the build company going bust. Then you get stuck with a decaying building site next door with future uncertainty.

People are generally put off when there is planning until after the site is built, sold and lived in.

I would walk away. A similar number of houses is being built near us. Luckily we can’t really hear it from our house but we often walk close by and the noise is terrible, roads a mess from site traffic mud etc. it’s 18 months in and nowhere near finished still.
