Does anyone have any tips/things to remember?
You were all so helpful on my previous thread about the unadopted lane, so thought id ask for your top tips on making a house more attractive/sellable.
We are lucky in that it's still fairly modern and not too tired yet.
Any ideas welcome. Thank you!

I’m possibly an outlier but I kind of like a bit of personal stuff as it gives me a bit of an inkling of what sort of person has been happy in that house and how they use the space. Skis and bikes and body boards jamming up the garage are a positive in my book. I tend to live in the kitchen diner and when I went to visit the house we are binging it’s clear that she does too, so that was a positive. I guess it can go either way though.

Sorry not RTFT but in my opinion - make sure you go out and leave the agent to do viewings. I was so uncomfortable trying to look around houses with vendors home

I'd remove the litter tray and the cat during viewings- viewing rarely last more than about 15 mins. 'Cat people' may find the cat charming and probably won't notice any smell. Others may very much notice and dislike the smell, and they'll star wondering how difficult it would be to get rid of. You won't gain a sale from a cat lover, but you could lose a sale from someone else. Selling houses is about appealing to the max number of buyers, you can't afford to put one off unless it's genuinely impossible to avoid doing so.
If the cat/tray have to stay in, whatever you do make sure there is no cat food out and about (some people leave it out for hours). It absolutely stinks a place out for anyone not used to the smell.

Our litter tray is in a converted cupboard in our hallway and hasn't caused us any problems at previous viewings or with getting offers. Obvs make sure it is clean.

Remove/hide clutter
Smell free but a nice smell
Warm on a cold day
NMake it as bright as poss
Trim front, back and side gardens
Have a nice car on the drive or borrow one.
Clean towels in bathroom
Ensure front door opens/closes easily
Clean window sills outside as well.
Try to get viewing in when street is quite and if you live in a semi or terraced, make sure next door is not nosiey or avoid viewing when they are in
Not sure you have pets, but people that don't can be easily put off a property

I like to know somebody actually lives there. I see some photos on Rightmove and either it has just been developed so it's empty or it's been decluttered to within an inch of its life and just looks bland and meh.

We are going to selling ours soon are at mid-way through trying to tidy it up but I'm not going to hide all of my daughters things.

@kirinm I agree! I like the sense that someone lives in a house and find it hard to visualise living there myself without it. Doesn't mean I want to see lots of clutter, but I do like a warm, lived in feel.
